Hi guys. Starwood didn't use the rofr on my every other year ocean view 2 bdrm in Maui. My closing company wants a $1000 deposit now. Should I be asking them for the estoppel or anything else to verify this before I pay them and go to escrow? And how do I speed up closing? Also should I pay by cheque? Or credit card? I want to pay by credit card but I think I read on cc authorization only 2000 dollar max. Can anyone help? Maybe Denise M you know what to do?

Thanks

I would have asked for the estoppel at the very beginning of the process - they may not be happy with you that you waited so long to do so, but yes, get the estoppel.

You will have to follow the closing company's instructions regarding payment - it's their call.

It's odd that you didn't have to put down a deposit before it was ROFRd.

Definitely confirm that what you think you bought is what you bought. However you pay, use an escrow service.

It would be good if you supplied us w/ more info.
WKORV S or N resort?
price
seller
broker
title/escrow co

it would be easier to advise as these things matter (e.g. reputability of seller/broker…)

Bought at north building for $11500 plus $1000 closing. That includes title search. Closing company is quality timeshare closing. They are requesting the estoppel now and will provide me that. Broker was timeshare broker sales. I had them checked out and a few people had used them before. Once I get the estoppel what is next? How do I expedite the process with starwood? I reemember Denise mentioning something on a previous thread but not sure which one?

Thx

The numbers on your deal seem about right. Hawaii closing costs are high because of laws favoring local escrow companies, but the good news (at least in my experience) is that the escrow companies are very competent. Once you have approved Starwood's "Resale Information Sheet" (the estoppel), let the escrow company run the process. They do this every day; we don't.

WKORVN is a wonderful resort; you will be very happy with your purchase.

You can't really do anything, until the purchase is complete, and the deed has been recorded with the county, and you receive a stamped copy. Then you can sometimes expedite the process by sending the recorded deed to Starwood yourself.

Title Dept.
You can email or FAX your new (recorded) deed to Starwood yourself-
Phone 1-800-729-8246 ext. 62291
Fax 1-407-418-7211
Email to send deeds to - 00SVO-TitleChanges@starwoodvo.com

Remember to factor in getting the paperwork after it's drawn up and having to cross the border to sign it, etc. before it even gets going.

I seem to remember this added a week+ to the process.

I just wanted to add that I took Denise's advice and expedited my process by following the data here and I now have my SDO in my name and I'm registered on mystarcentral.com

I know this thread is back from October. I just emailed a recorded resale buy deed to the Starwood title dept email address in the sticky. What is their turn around time and how long does it take to show up in my existing MSC account (the title is exactly the same as my other weeks). I will have a 2015 usage week so I want it to show up so I can get on it ASAP to book.

When I called the Title Dept. earlier this month about our deed, they said that it takes "ten days", but it was more like two weeks. I called twice just to check on the status.

The phone number for the title office is in the Owner Resources Sticky - I'd call them and ask.

They say they are running a 10 business day turn around. :annoyed:

Once they process it, will it just "show up" in existing MSC or will there be other action I will need to take?

It will just show up. You do not need to take any other action. However, it doesn't hurt to call them again ten days from when you called them, in case your new ownership still hasn't appeared in the information about what you own.

Is it the same procedure if you don't already have a MSC account. I imagine I would have establish one online? Will be calling tomorrow but just curious.

I can't remember back to when our first ownership account was established, but I think Starwood sets up your ownership account, and then you can register online to access MSC. Your call tomorrow will confirm the details. Enjoy your ownership!
