We're close to purchasing 8400 points (Platinum season) at the HGVC Waikoloa Beach Resort. For those that currently own at Waikoloa Beach Resort, we're wondering what you like best and least about owning there. Have the annual maintenance fee increases been reasonable? Any surprises, good or bad? Even if you're not an owner at this property but have stayed there, we would appreciate your input as well. Thanks.

We don't own there, but choose this over Kingsland and Bay Club. We've stayed there quite a few times and really like it. The pool gets quite crowded at peak times, but you can use the Bay Club pools, or the Hilton Hotel pools. No exercise room, but you can use the Bay Club facilities or the Hilton facilities.

The units are well laid out with the normal HGVC standard. I actually like the layout better than at Kingsland.

In terms of where you buy, points are points. If you want to go to Hawaii and be able to book 12 months out at your home resort then buy Hawaii, then you will be happy, especially if you get a good price.

I bought there thinking this is the place I would go every year. So far, other than the sales presentation, I have not been back to the Big Island. However, this is some of the reason why I did buy at Waikoloa instead of other HGVC.

1. I wanted something close to home that I can go to relatively cheap. In land vacation vs. going to the mainland.

2. It was cheaper than buying Lagoon or Kalia, even in the secondary market.

3. Ego. enough said.

The good thing about Waikoloa over Bay club is that we have access to Hilton Swimming Pools. However, in the contract with Hilton Hotel, it will expire in 2021. I think that is the date.

The MF have been going up, but that is expected. I think it has gone up by $110 in 3 years. I remember reading somewhere that HGVC subsidies the MF until they are no longer the majority owner. i.e they sold a large percentage of the weeks.

Hope this helps

In the spirit of helping others learn from our mistakes . . .

First off, if this is a purchase you're contemplating from the developer, turn and run (not turning and running was indeed our first mistake).

Second, as an owner @ HGVC Waikoloa, I now subscribe to the idea that you're better off buying someplace like Vegas or Orlando where there are lower maintenance fees and just use the points wherever you want to go. Unless there is someplace you absolutely have to go exactly when you want, the nine month club reservation window is often enough to get you where you want to go and when you want to get there.

Finally--the happy ending to our story--if this is about to be your first purchase with HGVC, I think you'll be very happy with them if indeed you end up buying no matter how you get there.

Good luck with however it works out.

I go twice a year to the Bay Club, and during the gold season( May and Oct) and the 4800 one bed is just 3400, and so and so on the other units. Great time to travel. All units are now beautifully upgraded. I also recommend joining HVC and then travel to the other resorts. I prefer the prices to buy in Hawaii, you can get better ebay purchases than at LV
