Usage: First usage for new owner is 2015.

Are the $1395 MF billed annually or biennially as a lump sum?
The maintenance fees are billed biennially as a lump sum. We usually bill it to our credit card so we get the benefits associated with our credit card.

What is the occupancy limit?
The occupancy limit is:
  • 2BR: 6 persons
  • 1BR Deluxe: 4 persons
  • Studio Deluxe: 2 persons
Some of the master bedrooms have a king sized bed; others have two doubles (which would then accommodate 6 people without having to use the fold-out couch). I had thought the units with two doubles could accommodate 8 guests, but I just called the resort, and they said the occupancy limit is 6. The guest bedroom always has a queen bed.

Buildings that have doubles in the master bedroom with their check-in days are:
(Friday to Friday): 29, 32, 36
(Saturday to Saturday): 23, 27, 28

Buildings that have king bed in the master bedroom and their check-in days:
(Thursday to Thursday): 30, 31, 34
(Friday to Friday): 35
(Saturday to Saturday): 24
(Sunday to Sunday): 25, 26, 33

That's a good deal! Penthouse units are highly desirable and not likely to be in as exchangers. Some have nice ocean views over the golf course. I used to own there and really enjoyed going there. I hope it goes to a good home...

Thanks for the positive input! We have enjoyed going there too, and we really love the penthouse units. They have great views and the high ceilings make them feel even bigger than they are! I'm hoping that someone gets it who will enjoy making memories there as much as we have!

We also really enjoyed this resort. We had a top floor with vaulted ceilings and a wrap-around deck, but it was overlooking the hot tub and ocean view in a distance and the clubhouse was right next door. I'm not sure it was an executive level as it was just a two story as I recall (may be wrong).

I couldn't believe the wonderful wrap-around deck and the entire unit was spotless and very comfy. Even the studio side had a small deck, but it was overlooking the parking lot and entryway. Staff was really nice to us and we had no pressure to attend a sales presentation.

Thanks for the positive feedback. I am pretty sure that building (maybe 23?) has 3 stories too, though we have never stayed in that particular unit. We always tried to get either building 32 or building 36 - just our preference!

For the information of others considering this unit, phase III units are in buildings 23-36 - as you can see from the property map, many of them are on the outer edge (front edge) of the resort. The Princeville Golf Course is right out in front, and the ocean is visible in the distance.

These beautiful units have been recently renovated. The outside is even more gorgeous - from the lanai of most units, you can watch the golfers on the also recently renovated Princeville Makai Course with the beautiful ocean in the distance!

Just a few miles away from the Ka'Eo Kai condo is this beautiful view of the northernmost part of the Hawaiian islands at Kilauea lighthouse:

When you're staying at Pahio at Ka'Eo Kai, you'll enjoy visiting the lighthouse and watching for birds, dolphins and whales from its point!

The condos at Wyndham at Ka'Eo Kai is near the end of "the road" around the island of Kauai. At the other end of "the road" (about 1.5 hour very scenic drive) is the Waimea Canyon with Kalalau Valley at the very end.

You'll definitely want to drive around to the Waimea Canyon and see this view at some point during your stay on Kauai!

Hanalei Valley is just up the road from the Wyndham property...

Not only will you be able to take gorgeous pictures from the overlook of the taro fields, you can also rent a kayak in Hanalei and paddle up that river!

If you fly in to Kauai from east coast, or central time (or probably even from mountain or pacific time zones) -- you are often on a bit different time schedule, and sometimes you are getting up quite early. I got this picture of sunrise with the Kilauea lighthouse one morning when we were on Kauai.

Why not take advantage of getting this timeshare right now - we are paying all the transfer fees, AND you get to use it in 2015!!! The next time you will need to pay the maintenance fee will be in 2017.
