Hi, I am new here and to the timeshare participation. I have a friend who has a 3 bedroom at plantation resort in myrtle beach. It consists of a 2 bedroom and a 1 bedroom lockout to make it a 3 bedroom. They are going to give this to me if I want it but it is only able to be used in the odd years and the maintance fees is all they say I would have to pay. What do I need to do to transfer this and what fees and all is involved in something like this.

Welcome to TUG.

First you want to make sure it's one that will work for you. If it doesn't, don't
Take it. Is it a float week or fixed week. Float weeks will have to be book way
In advance sometimes a year or more. The maintenance fees will always
Increase so make sure you know if there are any other fees involved.

You can call the management company to find out what is involved for the
Transfer. You can also use a service. I recommend LT Transfers, they are
Quick and reasonable. I have used them many times.

You'll get others letting you know more.

What is the deeded season or week?

I would use a professional timeshare transfer company to be sure everything is done correctly. This is who I use:

L.T. Transfers
Lisa Short and Mary Pless

However, if you can only use this timeshare every other year, it may not be a good deal for you. You need to figure out what you are going to do with the years you don't use.

You also need to look and see what the rental rate on the open market is - if you can rent for about the same or less as the MF, this may not be a good deal.

*The timeshare market is full of free timeshares, so that fact that it's free doesn't mean much. Free timeshare usually have poor rental and trading value. Some are very nice resorts, but because of their SEASON or LOCATION there is more supply than demand.

Will they let you try it out? You pay the maintenance fees to them and use it. If you like it and it works for you, buy it.

If it's truly a fixed week, they can tell you the exact week number of the deed....If it's "High Season" it may be float.

How many points does it get? There are some in RCI points that get 100,000 plus points.

Rent around first and find what you really like. You live in a good area with many great choices within driving distance.
Read through TUG about the systems available so you can make that educated decision when the time comes.
