Increase in MF?

I recently acquired a Wyndham timeshare. The seller disclosed the yearly maintenance fee to be approximately $540 . After the transfer was completed, I found the MF is actually $620 yearly.
Is it normal?

It can happen. In fact, when I acquired my last timeshare ( a freebie on Timeshare Nation), the maintenance fee was wrongly listed on the web site. It was suspect because it seemed low to me for a two bedroom, so I questioned it right away and the seller double checked it and I was correct. Many times the one bedroom maintenance fee is listed when you see a low fee like the one you did- $500+. But no way for a 2 or 3 bedroom in miost cases.

You should always question everything. Call the resort if you have to.

If this is your ONLY Wyndham points contract, there is a minimum CWP (Club Wyndham Plus) fee.

If the seller has OTHER points contracts, their CWP fee is either 55 cents or 57 cents per 1K of points. That would be WHY their statement of MF was less than what your ownership show.

What's reported may not be accurate for several reasons.

1. Maintenance fees generally go up every year. The seller may have started the sales process providing the MFs before they went up for the current year.
2. Some people post the MFs without the Program Fees, while others include the MF.
3. Even when including the program fees, the seller may have had other contracts/enough points so they were just paying the per point rate, and the buyer may not meaning that they are paying the minimum program fee. ($147 minimum vs .055 per point after reaching minimum)

What resort and how many points? Is this your only Wyndham points contract?

The difference does equate to about the minimum Club Fee.
