What Info Should I Provide to Potential Renters to Confirm My Ownership?

I have advertised my Royal Sands villa for rent on TUG, Craigslist and Mexicondo.

I assume that potential renters may understandably want to confirm that I am indeed the bonafide owner of the villa for that week, and am authorized to rent it out.

What info should I provide so that they can feel comfortable that I am indeed the owner and yet not provide someone I only know through internet contact, with information on my ownership that they could use for illegitimate means. (for instance pretending that THEY are me to scam someone).?

Reservation Slip.

We send our renters a Xerox copy of our reservation slip. Then when we've received full payment, we send them the original reservation slip (keeping a Xerox copy ourselves, just in case). The reason reservation slips are involved is that our timeshares are on the floating-weeks system, first come first served.

For a fixed week timeshare, there might not be any reservation slip. In that case, maybe a Xerox copy of the annual fee invoice would assure renters that it's on the up & up.

have them call ISCO

We always have them call ISCO to confirm that we own the interval, have the right to rent it, and have always paid the maintenance fees on time. Since we've been renting some of our weeks for years, we also forward comments from previous renters. When we get the check for rental, we send a letter authorizing occupancy to the renters with a cc to ISCO. As the interval approaches, when we're billed for maintenance fees, we pay them and then email the renter to confirm that that's been done.

I have never had a renter question my ownership. Once the rental is complete, I fax ISCO a letter of occupancy and send the same letter to the renters and tell them to make sure they have it with them when they check in.

recently we sent an e-mail to the resort, the resort then sent an e-mail to the renters confirming all is well.

You should give the renter your name, week#, villa# and the ISCO phone number. They can call ISCO to verify that you are the owner. Don't give your contract#.

I've rented many times from other owners. I'm an owner too, but rented other villas for freinds and family. ISCO will tell the poential renter if you do own the villa that you want to rent to another party.

You send a letter to the renter allowing them to use your villa, send one to ISCO with a follow up call to ensure they recieved it. The most important thing is that the renter have that letter to present to the front desk.

ISCO

Interval Service Company. It's in Florida, and handles rentals, maintenance fees, ownership paperwork, etc for the Royal Resorts.
