I have 1 Deeded Red Season week at Carriage Hills Resort in Horseshoe Valley, Ontario Canada.

The Unit for this week consists of a 1 bedroom and a studio apartment. Each accommodating 4 people for a total of 8. They are in a "lockoff" arrangement meaning they both have their own entrance from a joining foyer so they can be used together or separately. This means you can have 2 groups of people (parents/children, 2 couples) use both at the same time together but still have the able to have some privacy, or spit the 1br and apt into 2 weeks and use them at separate times.


Carriage hills is also a member of RCI giving you access through RCI to over 4000 beautiful resorts worldwide if you sign up with RCI. Carriage Hill has great trading power though RCI because it is a 4 season resort. Through RCI you can split your 1 week into 2 and use them whenever you want, 1 week every year, 2 weeks in the same year.

Maintenance fees are just over $1000 which are due every November.
We are paid until then end of 2015 so a free week is included here !
We also pay any related transfer fees.

Throwing in the free year was a very intelligent way to divest yourself of this. There are scores willing to give away for free. We almost went for one. This way you set yourself apart, and moved to the front of the line.

So according to the lawyer on this deal, the transfer has been registered ! :whoopie: This is good right?

..and being chained down to ownership of a non-investment

To recap, here are some tips on how how I found a buyer and gave away my timeshare.

Advertised in KIJIJI (Canadian version of Craigslist) in the Condo Sales section in the region of my timeshare.
Offered to pay MFs for next year as well as all closing fees for a transfer. (~$800)
@torontobuyer, good advice !
Someone from that area always wanted a unit there so she was thrilled about seeing my ad.
A lawyer who was familiar with this process brokered the deal about a month ago.
Now I'm just waiting for the documentation in the mail.

Possibly but I'm happy with how things turned out.
I didn't see any other way out which I tried,

  1. RESALE Company (with valid references or no-upfront fees)
  2. TUG forums or BBS
  3. Donation sites
  4. Lawsuit (this is in progress from a few current owners but I haven't seen much progress)
  5. Defaulting - that was my next exit strategy if the buyer never came through

This first statement is the only one that worries me for you. Such as who contacted them, what are they getting out of this? Did you go to their office and/or check them out, etc.

The second statement is easily no, not too generous. Proof will be the fact no one here wanted it did they? I've even heard of people paying two years to get out.

Unless you verified the transfer yourself, directly with the resort, you have no way of knowing if this is true or not...

Wow, I was starting to get a little worried there !

This was all kicked off just before Christmas so I figured it would take some time to finialize, but I'm happy to report that the resort mgmt group (someone at wyn.com) has confirmed full interval transferage ! :hi:
It's official

Still awaiting the paperwork but the legitimate law firm from Toronto -who brokered this deal- has also confirmed (via email) so I'm in pretty good spirits today :rofl:

It is unlikely that you will get anything. That will go to the owner.

And sure enough, I just received the package of docs to finalize it all.
Case closed.

Are you required to use a lawyer for a title transfer in Canada?

I don't think so but I'm no expert so I paid a premium and let them take care of all the details/mailings with respect to a Deed Transfer here.

If anyone is interested in using them, particularly in Canada just PM me for the contact. This was the firm gsnh.com

Why don't you tell us a rough number? It'll help others in the same situation, because that has to be figured in the equation. Especially with your mentioning they brokered the deal.

That's fine. It's in the area of ~$800 (Canadian $) range
To maintain all the paperwork and get it done right I think this was pretty fair.

There's also an option to have it done yourself and they just perform the necessary paperwork but then you have to follow up with all parties yourself (Wyndham office, land registry office, buyer, etc etc). This is about half the price.

Congrats on selling your timeshare! I have been trying for 4 years off of kijiji now :(

He actually gave it away and paid for the transfer. Unfortunately, most timeshares have little or no resale value.

I agree !

My advice would be to highlight all of the strong features of the TS.
Pay for EVERYTHING and make it as easy as possible to take on the interval.
I got a handful of interest but when I moved to local area condo sales posting, I found a lady who was looking for something close to her home.

I was interested to see what had become of this "resort" I gave away and they're being sold off!

Now I'm curious to see what the final outcome is. We shall soon find out!
