resale purchase-owner reserved wk already

Ok, so here's the scenario. I think we have finally found our timeshare to purchase at MGO at HHI. The only downside is that the current owner already reserved their week, Aug 21-28 2010. School will most likely start on Aug 25th.

What are my options?

First of all, if you got a good price, keep in mind that even if it doesn't work out for you for 2010 you'll have many wonderful years to use it there.

You have several possibilities to make it work though:
You can ask the owner to see if any alternate dates are available. It only costs $29 to change a reservation. With both of my units, the previous owners had reserved good weeks- but they weren't ideal for me. Both times they made changes for other peak weeks, in one case about 3 months before and in the other about 9 months before. Since MGO didn't overextend the season, you may very well luck out, especially if you have a wide array of dates that would work.

Otherwise, you still have plenty of time to make a deposit in II and try for an exchange either there or somewhere else for next year. Once you become an owner I'd try Marriott again for a change- you never know when a week gets canceled.

Good luck- hope you got a great deal!

Thanks for the info...I am also wondering, at what point does an owner get to reserve for the following year? Is it 12 months prior to beginning of next season, or 12 months from this year's week to next year's week?

Its 12 months to the day of the first day offered for that week particular week you want that is available for use (Typically a Thursday or Friday). For example if you wanted the week beginning on Saturday, August 21, 2010, the first day you could call would be Thursday, August 19, 2009. If your resort only had check in on Fri, Sat, and Sun, you would call on Aug 20th for the Aug 21 check in.

ok, so (for example) if I buy a timeshare that already has Aug 21-28 reserved for 2010, but I want say, July 21-28 for subsequent years, I can put in a request for July 21-28 2011 on July 20 2010?

What if you are pretty flexible for your week, and could take anything between mid june and mid Aug? How would you go about requesting your week?

No you would request on July 21, 2010. You are requesting Thur-Thur, so I assume your location has Thur check-ins. Therefore go back one year to the first day available for that week which is Thursday. Go to the Marriott FAQs on this bulletin board and this is the first question in the list.

You would call each week from Mid-June to Mid-Aug until you got a week. You might not really want to do this but pick a few weeks and call. You could always cancel one and grab a more favorable one. I think most people will tell you that if you call 12 months out at 6am in the morning (PST) you will get what you want.

August 19th 2009 is a Wednesday not a Thursday.

No biggie, that's just semantics at this point. I will figure out which day of the week is what and when I need to call when the time comes. No, we don't have a Thurs checkin at MGO, I just pulled a date out of the air for an example.

At this point, I am more interested in how I get out of a week that I cannot use and change to one I can, should this purchase actually make it thru to close and the timeshare becomes ours (not counting my chicks yet till the ink is dry and the deed is in our name).

Laura- your best bet is to ask the seller to try to get a week that you can use. Try to give her as many possibilities as possible.

Since you will officially own the unit this Fall, you can still try then if the seller wasn't successful. Cancellations happen all the time.

Otherwise, unfortunately, you have to try through II to exchange for a week you can use.

Hope you got a good deal!
