Can I sell my timeshare if I still owe maintance fees

I want to sell my timeshare and I don't want to pay any up-front fees or the past due maintance fees. Can I sell it and the buyer pays the fees?

Can it be part of the sale?
 
Anything is possible if you can find a buyer to take on your timeshare and your debt. However, please be aware that many timeshares aren't selling at even $1 with the owners offering to pay closing fees. So good luck and best wishes.

But you should disclose the overdue fees upfront, your should expect the sales price to be adjusted accordingly, and you should realize that you are advertising desperation and that the offers you receive will reflect that desperation.
 
Right now the market is glutted with free and cheap timeshares and even free closing costs. In this market, people are even having problems giving away their timeshares. You are unlikely to find someone who wants to pay your back fees and penalties.

Your best bet is to get all the fees up do date, and offer it for free.

There are two places on TUG where you can give away your TS's for free (no charge for the Ads.) There are other cheap and free sites on the internet, as well.

TUG Marketplace - the only cost is your TUG membership - $15 (List it for $1 and it will automatically go in the Bargain Basement Ads.)

Bargain Deals - Totally FREE! - just write a simple post with all the pertinent info. In your post, include the following info.:
-resort name
-unit size
-season owned
-maintenance fee
-current reservations​

To make it more attractive I would:

1) Pay 2010 maintenance fees (not ask for reimbursement]

2) Pay for the title transfer (you can get a simple professional transfer for about $100) I've used this licensed document Prep. company and the owner is a Tugger. - Note, this is my personal recommendation, not as a representative of TUG.

3) Reserve a popular holiday week in 2010 or 2011 for the new owner​

It also depends what resort you own. If you own a high quality resort in a prime location, you may find someone willing to pay maintenance fees in exchange for the timeshare. However, it is unlikely that you would receive any money additional for it.
 
Part of the sales process is transferral of the timeshare to the new owner. I do not know of any timeshare that will allow a transfer where there are fees and penalties owing.

Also, check ebay to see the "rock bottom" value of your timeshare and check Redweek to see what others are selling for in a "middle" market. What I would advise is to pay up the fees and secure a top notch week and then you can advertise it with the selected week - try using Craig's List in the location of the timeshare as well as Redweek and/or ebay. However, if you use ebay, you must have a professional looking ad to compete. Describe the advantages of your timeshare and what would make it a fun purchase for a new owner rather than concentrating on your own need to get out - that is a salesperson's kiss of death in my mind as no one wants to inherit financial problems. Lastly, you might see if you can make better use of your timeshare since it is yours. To do that, keep reading on the TUG board. For example, one of my timeshares is a very good So Cal summer week but it has high maintenance fees and this last year it was a real struggle to pay them. I have always been able to rent it, however, on Redweek and this year the resort rented it so that they could rerent it. It got the maintenance fees paid and a few hundred dollars in my pocket.
