Mexican Citizen obligations in deeded timeshares

We are mexicans, living in Mexico. My mother owns a Timeshare in Florida, she bought it 10 years ago and she has never used it. We have to give away the weeks to friends and family every year. All payments are up to date. No mortgage, it was paid in full some time ago. The issue is that my mother doesnt want to continue paying mainteninance fees, shee does not want anything back, jut to get rid of the obligation. As that she is retired and does not have the means to continue with payments. If she stops payments, Is there anything the resort can do to make damage my mother ?

I am sorry for your mother's situation. Many U.S., Canadian and other International owners are in similar situation.

(1)Has she tried to contact the resort and ask if they will take the deed (I assume it's deeded) back? If they will, she can just sign over the deed back to the resort and send it back.

(2) list it in the TUG Buy, Sell, Rent forum for free and it will automatically get listed in the Bargain Deals.

I am not familiar with what collection recourse the resort would have to force her to pay the maintenance fee. You say there is no mortgage, so the MF is all there is. The first thing that would happen is that use wouldn't be allowed. Second, they would send bills, but eventually, they would foreclose and get the deed back. It would simplify it greatly if they would just accept the deed in the first place.

It would help us out to know where the resort is located and what the resort name is. All resorts handle this situation differently.
