Earlier this month, we stayed in a two bedroom plus unit in Phase 1 at HGVC Kings' Land on Big Island via a RCI exchange using WorldMark.

It was our first stay in the Waikoloa area on the Big Island. I was initially disappointed having come from the Westin Ka'anapali Ocean Resort Villas North in Maui. Our HGVC villa just seemed so small in comparison and I was annoyed with the lack of a privacy between the master bedroom and master bathroom but the villa and resort eventually grew on me before the end of our stay. We truly enjoyed the pools at Kings' Land. We also loved the fact that they have an adults only area and several hot tubs spread throughout the main pool area. We had a problem with our initial villa at Kings Land (room 1203). The air conditioning wasn't cooling and they couldn't fix it until Tuesday. Thankfully the bedrooms had ceiling fans which kept everyone comfortable during our first night. We eventually moved rooms the next day. Our next villa (room 1207) had a very strange odor from one of the two sinks in the master bathroom. Since I didn't want to move again (or complain again), we simply put up with the odor.

There was also a serious problem with bird poop found all over the woven chairs at the pool bar/bistro area. After walking around the pool bar area searching for a clean set of (poop-free) chairs, we gave up and covered our chairs with our pool towels before sitting down and ordering drinks. After we were done with our drinks, we simply exchanged our towels for new ones before we returned back to the pool.

I'm sorry to hear the mid-feelings on the property. WKORV-N is a tough act to follow!

LOL, after I walked into our HGVC villa, I made a mental note that I should try to stay at WKORV-N at the end of our trips to avoid comparisons and that downgrade feeling :ignore:

Kings' Land is a fine resort. The enhanced pool area is their best feature.
I would definitely stay in the Waikoloa Resort area again but not in Kings' Land Phase 1 using my HGVC points due to the higher point requirement. I might try the other two HGVC resorts or Kings' Land Phase 2 the next time I decide to spend some time on the Big Island.
