If you could own a week at any Resort.......

I'm trying to find one of my family members a great resort to own at.

What are great resorts out there you would like to own?

Good Question!

Well I own at Marriott Grande Vista in Orlando and don't regret it at all.

Now if I had all the money in the world to spend.... Here is what else I would buy!

DVC - I would like DVC points! I do enjoy travelling to disney. If I purchased just 150 points, I would have enough to stay in a 2 bedroom for a week every other year. You also have the option to rent out the points. And it appears that DVC retains a high resale value, due to DVC's FROR.

Starwood - I'd like Atlantis or Westin St. Johns. I've never been to either of them, but from what I have read these two properties are in hot demand for exchanges and nearly impossible to get. I have stayed at Vistana Villages and liked it very much, my concern would be that it will be not maintained enough, like it appears the Old Vistana has turned out.

Marriott - I'd like to own another unit at Grande Vista also. Then I could make my reservations 13 months in advance. Although.... so far I have not had a problem with ever making a reservation. I do not care to travel during holidays! We really like Marriott, we trust the name, and know that we are getting a certain level of quality when we travel.




And that is my opinion...

Need more information

There are many great resorts. It will be easier for people to give you suggestions if you provide some more information. Such as:

  • How much are they willing to spend?
  • What types of activities do they enjoy (beach, ski, and ect.)
  • What part of the country would they prefer?
  • Are they looking for a resort mainly to trade?

To add to Gary's list:

How much would they be comfortable with in the way of annual fees? In my personal view, this can be as important as the initial purchase price.

They're looking at around $10,000, and would prefer to own a resort that has great trading power and has one of the best points/weeks systems.

They like to scuba dive, relax on the beach, and see the world. They are into seeing things like caves, monuments, tourist traps, etc....

As far as the part of the country the want to own at, is pretty much in the air. I think they would prefer something on a nice beach.

I think they want something that will trade well b/c like I said they want to stay at great places that are high demand (as well as other places that aren't high demand).

I think the annual fees would have to be no more than $800. Depends on the benefits of the resort.

There is no one single answer that all can completely agree with. However, there is a wealth of knowledge, experience and yes wisdom that can be obtained here and at other sites. My suggestion is to do as much homework as possible and make an informed decision. What matters most is what will work best for you in a variety of ways today, tommorrow and those tommorrows that will follow. Bear in mind that life changes, so your decision should incorporate that as a consideration. Best of Luck!!!

Did you stay in the "old vistana"? If so, can you tell me a little more about it? I am getting a very mixed bag of reviews, I find that the Cascades and Lakes get better reviews. They say the Villages has better trading power. If you would share your opinion/experience would be great! You can send me PM if you would like. Thanks!

They sound a lot like us. We've ended up with several different timeshares to try to meet our SCUBA diving, beach, and tourist desires.
We bought Worldmark for its excellent trading value and great points system (and for its skiing locations) but it doesn't work very well for exchanges for SCUBA diving or seeing the world, because it's VEP (Quality Rating) is too high :( RCI and II block exchanges from high-VEP resorts into many of the best SCUBA and tourist locations because the resorts there aren't considered to be of high enough quality.
The timeshare that has come nearest to meeting our SCUBA/beach/tourist needs is Hatteras High, week 28 - a standard resort with few ammenities, located beachfront on the Outer Banks of North Carolina. High demand but not too high a VEP, it trades well for the locations we want.
I suggest you look for a summer week at a beachfront resort in a high-demand location that's nice enough to enjoy but doesn't have a very high VEP. Sometimes lower VEP and fewer ammenities go together. Fewer ammenities help to hold down maintenance fees.
 
At a sales presentation, it was mentioned that less than 20% of II resorts are at the beach, but perhaps 80% of the exchange requests are for such beach resorts. They would be the most valuable, esp in peak season - I believe, at least geographically, Hawaii is the location with the greatest demand/supply ratio, in terms of resorts available for exchange.

Will be no new resorts to compete (property values have sky rocketed)
Trades two for one if you deposit to II (if you cant figure how to rent it)

where to own

Windjammer Landing has some private resales through individuals and trades well apparently. It is fairly hard to get into through RCI - so should have a reasonable trading value - see the postings on TripAdvisor regarding this! However, the location may prove a bit far if you are intending to visit regularly. The scuba diving is quite good! Maintenance charges are not too bad considering the facilities. I have never traded out so others might want to comment on this.

Sounds like they need a 7000 pt platinum hgvc beach week on sanibel or marco island. some of these units trade with rci, sfx, and II. Thats what i would go for.

My second choice would would be for FF points and a good rci high demand low vep trader to go with them. Less upfront cost, more maint fees but you end up with 2-4 weeks.
 
JJ, did you just get back from Orlando?

Or is that trip still happening?

I think you were staying at your newly-acquired Hilton? Which one and how was it? I was just looking at both of the Orlando Hiltons and was trying to decide which one to choose for my trade in December.
