I think it's interesting to see the consistency in 2BR MFs for the different Hawaii properties. Is there a subsidy in KingsLand and Grand Waikikian, or are these natural?

Even though the MFs are high for the HGVC system, these are really attractive considering the MFs of the Marriott and Starwood properties in Hawaii. I am paying $2,200 for my MOC 2BR and $2,600 for the 3BR. I think Starwood 2BR is $2,400 - $2,600 range.

So getting a 2BR at the HGVC properties for $1,300 - $1,600 is really very good, relatively speaking. And the way the system works, it's terrific that we can "exchange in" to these properties using the mini-system using an even lower MF property.

Kudos to HGVC on their cost controls, and yet they continue to maintain excellent properties.

Marriott KoOlina is about $1900 for a 2br unit. Westin Kaanapali North mf depends on the unit. I think the OF deluxe 2br maintenance fee is over $3100 a year.

Remember the HGVC Grand Waikikian penthouse units have a much higher Annual Maintenance Fee and probably a better comparison from a quality level perspective to the Westin and Marriott Ocean Club Lahaina/Napili Villas.

Phyllis,

I definitely agree that the Penthouse units in Grand Waikikian -- with their spectacular views and beautiful amenities -- are comparable with the best views of WKORV and MM1, but I'm more thinking about the "standard" units.

I continue to be impressed by the 1BR+ and 2BR+ units at Lagoon Tower, and am sure that the 1BR+ at Kalia rocks too. Additionally, Kingsland is a special property, and I particularly like Phase 1's ground floor unit (because I like to walk out to the grass and to the BBQ), but I'm sure the privacy of floors 2 and 3 are wonderful. HGVC Waikoloa and Bay Club also rock -- really all good properties.

My point was a compliment to HGVC on the ability to get terrific Hawaii properties at manageable MFs. I do think the Marriott and Starwood MFs are astronomical.

I own a 2BD Grand Waikikian Penthouse and the MF this year is $2,918.55. I use the 24,000 points to reserve 3 weeks and 6 days in the Lagoon Tower each year. That calculates to about $730 per week. It's the best deal in Hawaii.

Thus answering the question, Why is there usually so much more availability at GW than Lagoon? ;)
