Fiesta Americana Vacation Club & HGVC

Looking for information on Fiesta Americana Vacation Club (FAVC).

There website is down so I cant access it and I didnt see much information when I searched in TUG.

I know they are good for 40 years, you can use them with FAVC or HGVC (Internal Trade), they are on a point system so you can go a few days or a year. I dont know if they charge a fee to convert it to HGVC, the rep that I spoke with said it was automatic.

I was told if you purchased resale you cant roll over your points but I am not sure if they were just saying that to get me to purchase from them (I wont).

They said they are looking at building a new unit in Cancun (towards Playa Del Carmen) and also Puerto Vallarta. Does anyone know if this is true. We love Puerto Vallarta.

If anyone owns here or has any information on them, I would love to hear the good and bad.

I think the 2 bedroom platinum was worth 7k points in HGVC but the m/f are around $863.00 for the week.

Why not just buy a 2 bedroom platinum directly in HGVC and then exchange into cancun or cabo when you want? You can pick up a resale 7000 point HGVC package for around 14k with 700.00 management fees and last forever.

You've got your facts straight. Assuming you could get them cheap, it's a low cost way into HGVC (albeit with high M.F.). From everything I've seen, trading into HGVC resorts is exactly the same as if you own the HGVC points.
 
That is what I was thinking too.. that it might be a cheaper way in but your m/f would be higher.

Do you know what a good price is on one? I haven't seen very many of them around.

I've never seen one for sale. If I wanted to buy into HGVC, and was considering this option, this is how I would base the decision:

1) Figure out how much the excess maintenance fees would cost over the life of the ownership.

For example, if the maintenance fees are $300 per year higher today, and there are 20 years remaining on the deal, it's going to cost you an extra $6K over 20 years vs. just buying an HGVC ownership.

2) Deduct that amount from what you'd have to pay to buy an equivalent HGVC ownership.

For example, if the Fiesta is worth 7000 points per year, and 7000 goes for $14000, then you start calculating at $8000

3) I would then cut that number in half. That's an arbitrary number, you can use a different one. But you have to discount it, based on the fact that you'll be hard pressed to ever find a buyer for it, and the fact that it expires, whereas the HGVC points don't.

I believe they sell these ownerships for around $3 per point, so you'll have trouble finding someone to sell it that doesn't owe more than I would think it's worth.

The calculations above are based on assumptions, and will go down depending on the answers to these questions:

1) Is there a big transfer fee for Fiesta?
2) Is there customer service difficult to deal with, or do you simply call HGVC
3) How solid is the link w/ HGVC? if it's like the resorts in SW Florida, I wouldn't worry. My understanding is that it's pretty solid.
4) What's the history on Maintenance Fee increases? Is there enough history to make conclusions, or are they in the early stages of trying to get the club started?

In conclusion, it's a far riskier deal than buying directly into HGVC, you better make sure you're getting an absolutely killer deal.
 
Thanks PA and everyone for all of the information. I am still in the just thinking stage but wanted to learn more about FAVC. We love mexico and go at once or twice a year but I also want to go to Hawaii and other places.

I will have to check the overall cost of ownership to see if it's worth it to buy at FAVC.

If you are interst in Mexico, buy FAVC. It is not so easy to book with HGVC to FAVC for primetime. There are limited availability at FAVC. You are more lightly to book a Hawaii with FAVC than vice versa at 8 months window.
