Few years back I bought a package deal off ebay with 3 UDI contracts with 308K points all for $200 total. The thorn was this 49K Cypress Palms Contract. Ovation Just took it back. It's not much but you guys have helped me get lower costs per points with all your shared knowledge. Thanks!

Total HOA Fee for 1,000 Points: $5.86
Maintenance Fees: (49,000 / 1000) * $4.02 = $196.98
Reserve Fund: (49,000 / 1000) * $1.25 = $61.25
Property Tax: (49,000 / 1000) * $0.59 = $28.91
Total HOA Fee: (49,000 / 1000) * $5.86 = $287.14
Program Fee
Program Rate for 1,000 Points: $0.55
Program Fee: (49,000 / 1000) * $0.55 = $26.95
CLUB WYNDHAM Plus Assessment
Annual Fee: $287.14 + $26.95 = $314.09
* Monthly Fee: $314.09 / 12 = $26.17

One of my very first purchases was a Cypress Palms contract. I was glad when I got rid of it, and thankfully it's been my only "mistake" purchase thus far (at least in my mind).

Um, what's wrong with Cypress Palms contracts?

I happened to get one for free.

Points per annual fee? :shrug:

Um, what's wrong with Cypress Palms contracts?

Nothing inherently wrong with them or the resort, but the maintenance fees are on the higher side at close to $6.50 per thousand when you add in the program fee. On say a 300,000 point contract that's a difference of $354 per year compared to something like Smoky Mountains or $618 per year versus Grand Desert.

thats the place i got resale. thinking $45/ month wasn't bad. lol
well i learned it now. just a few weeks earlier..........

Calm down .... would you trade in a decent spouse 6 months after the wedding because a new one looks slightly better TODAY?

You got resale points ... not the worst place or ratio but is it the lowest? Just make sure your next contract (for points) has a lower ratio.

I have WAY more Wyndham points with slightly higher MFs ... but for the ARP I want ... that is the cost that I pay.

PS Many timeshare owners vacation for 5-7 years and then decide to buy a vacation home, MOVE to their vacation location, cruises are MORE fun, get a pet, inherit a grandchild, elderly parents needing care, transfer overseas/too far for the vacation destination, new job with less vacation benefits, promotion with no lead time to plan, new spouse ... or a hundred OTHER reasons to not timeshare very much or at all.
