Resort Rental Programs

It would be nice to own timeshare and know if you cannot use it for a year, the resort will handle will deal with all the hassle to find a renter, collect the money etc.

After reading the posts it seems that most folks use classifieds, redweek, myresortnetwork etc.

I am curious ... are all resorts like this, or does anybody own at a resort that has a good rental program that collects a market related rent and pays you a fair chunk of it?
 
Marriott and a number of other developers have such programs. However, like any such program, it's not perfect for the owner. If you have a knock-'em-dead week, you'll have no problem renting such a week easily whether you rent it on your own or have your resort rent it.

However, if you have an off-season week, it might be difficult to rent that week at any price, no matter who tries to rent it - you or the resort.
 
Dave, the Marriott has done very well for us the one time we used them but if you have a decent week, you can rent it out yourself.

After reading all the scams here that some people receive, I would not mind paying the little fee that www.RedWeek.com is charging for renting the week because the buyers or renters are paying money too to respond to these ads so they are seriously looking, most likely. The scammers won't pay that money so you don't have to deal with them. Read this post here:

Not all resorts have this program. Ours will take 35% of the rent, but there is no guarantee the whole week or any part of it will rent.

This sounds like a fair deal. I assume some people may be reluctant to rent from a stranger, but they will easily rent directly from the resort, and pay a higher rent.

And then while you are paying them 35% to do the effort to get the place rented, if they end up getting a higher rent you may be back where you started with no effort.

I'm curious, why don't more resorts offer this?

It seems the resorts start off with an immense marketing effort to sell the timeshare weeks, but show hardly any interest in promoting the place after the weeks have been sold. What am I missing?

Sandstone Creek Resort in Vail Colorado has a Rental Program. Their fee also is 35%. They are a Gold Crown RCI affiliated resort.

The following resorts have rental programs:

Oakmont Resort - 25% commission + cleaning fee if multiple renters
Powhatan Plantation - 35% commission + cleaning fee if multiple renters
Tree Tops Resort - 25% commission + cleaning fee if multiple renters
Ventura at Boca Raton - 35%

If the week is not rented as a full week, but is instead rented to one person for two or three nights, then someone else for the remainder of the week, the unit must be cleaned before the second group moves in. You, the owner, must pay for this cleaning.

At one resort my wife and I had to leave a day early. When we checked out the resort staff asked if we wanted to try to rent our one remaining night. We agreed, filled out and signed the rental contract, then headed for home. About three weeks later we received a check for the rent minus the commission and the cleaning fee.
 
Bluegreen offers it at least for their vacation club members.

Chateau Orleans in NOLA also offers that since I rented out a week through them this year which should cover both units M/F.
 
La Vista/La Vista Beach in SXM. I believe the commission is about 30%, with no guarantee.

Starwood also has rental program. They charge 50%, which seems quite high compared to others.

peppertree atlantic beach thru extra holidays, I think

we get a letter stating to call an 800 number at Extra Holidays if we aren't going to use our week. Someone at resort said that when they rent thru the resort (Extra Holidays??) they charge 25% commission.

We rented out our Maui Hill unit last year and netted more (even after the %age back to the resort) than when we rented it out ourselves. I do not remember the percentage they charged. But I know they rented it out for more for the week than we could get renting it ourselves.
 
Hotel Nashville will rent your week for you, charge a reasonable fee, and, if it is a prime week and they are able to rent all 7 days, you get back more than you paid in maintenance fees.
