Palm Desert has signed an exclusive negotiating agreement with Los Angeles developer Triyar Hospitality LLC to bring a W hotel to the city-owned Desert Willow Golf Resort.
City Attorney David Erwin announced the agreement out of closed session at Thursday’s City Council meeting.
“It should be a great asset to Desert Willow,” said Nancy Leppert, a Palm Desert resident who attended the meeting. “It’s in an open area, where it should be.”
The negotiating agreement calls for a “W branded hotel” with 275 rooms and suites, plus 7,000 to 10,000 square feet of meeting space. Final negotiations should be completed within 90 days, Erwin said, with the possibility of an extension.
Michael Mahoney, Triyar CEO, said the $100 million project could begin construction within 12 to 15 months, with a tentative completion date in the second half of 2009.
He said the development would also include about 250 timeshare units and a spa.
“It's going to be a very exciting, very unusual (project),” Mahoney said. “It's not going to be a high rise; it’s going to be low-rise mode — three, maybe four (floors).”
Triyar, a privately held real estate development company, is also building the W Scottsdale Hotel and Residences in Arizona, Mahoney said. That project is scheduled to open in July 2007.
A brand of Starwood Hotels and Resorts Worldwide — which also owns the Sheraton, Westin and Le Meridien chains — W hotels are known for their striking modern designs, luxurious yet unobtrusive service and hip, upscale clientele. Room rates at the hotels start at more than $300 a night, depending on location.
“We don’t have that demographic in the valley, and we desperately need it,” said Mayor Jim Ferguson, referring to the high-end visitors a W would draw. “I think it will open up new business.”
