Marriott Purchase Questions

I am a very satisfied HGVC Owner. However, I am finding myself missing Marriott and their quality resorts that are available through II.

I would love some opinions on Marriott resorts that would cost less than $10000 resale and have maintenace fees less than $800. $600 is prefered.

This resort would be more for trade than anything else.

unit size would have to be a 1 or 2 bd with 2 being prefered

The best fit to your description would be Marriott Manor Club Platinum in Williamsburg, VA. You can pick up a two bedroom resale for under 10K.

M-fees are I believe under $700 and also include 6 rounds of golf. I dont think there are any Marriott two bedroom units with fees of under $600.

MF are around $635 including taxes.

Six rounds of golf don't include the mandatory cart fee, but still a huge bargain on 54 great holes.

Buy the lock off at Manor Club Sequel if you want more bang for the buck. Marriott charges $75 to lock off and II has given an accommodation certificate for the 1BR side the last three years. The studio trades well too.

Let me know if you want to exchange into ANY Marriott just about ANY time for just $8,400 with a MF of $600 and you can get 3 Marriott II exchanges at the 59-day mark or 1 Marriott otherwise. I’ts not a Marriott so I don’t want to bring it up in this thread; unless you want me to. Last year we spent week 51 (Christmas week) at Marriott’s MountainSide and Summit Watch in Park City, UT snowboarding; to give you an idea.

Just something else to consider.

If it is not an Marriott, then won't it be harder to trade into Marriott as the other Marriott owners wil have the 20 some days advantage?

Trading Power is the key

The day a Marriott is deposited into II there is a Marriott Only window of 24 days that allows ONLY other Marriotts to “view” the reservation. (This is not true at the 59-day threshold – it seems to be just 3 days)

However, trading power is not waved and many many Marriotts make it thru that 24 day window and any other timeshare with sufficient trading power can get them. (There are a few other restrictions like Florida Marriotts can’t get other Florida resorts).

At the 59-day window most restrictions are lifted and a studio Bronze season unit (any unit) can snag a 2BR Marriott Platinum. This happens all the time.

If you know how to play the game it’s not that difficult for this exchanger to snag any Marriott any time of the year.

A Marriott Maui Ocean Club will sit thru that 24-day window since many Marriotts just don’t have the trading power to snag it. At the end of the 24-day window this exchanger WILL get it.

Something to consider if exchanging is the reason you are buying.

Down the road...

If exchanging is the reason you are buying, then it would be good to take note of the fact that Marriott is currently developing their own internal exchange system. When they implement it...which may still be a few years away...I suspect that it will get a lot harder for non-Marriott weeks to pull the kind of trades that Perry it talking about. Just look at how hard it is to get a prime Hyatt exchange through II for an example. (Hyatt has an internal exchange system and only Hyatt weeks being used for non-Hyatt exchanges are deposited into II.)

Just something to keep in mind. Things change in the timeshare exchange game. You have to be prepared for what is coming down the road.

Steve is exactly correct.

However, Marriott could easily make it “Developer sales only” internal exchange program and another reason to buy from Marriott versus resales – I would do it if I were them. I could see Marriott charging 40% to retitle the resale to a Marriott sale - they do that now. (15% closing fee and the sale must be at current Marriott prices)

The best advice is to buy where you want to use and exchanging should be secondary with as little invested in vacillating exchange rules and future changes by the developers as you can do.

I just ran across this thread from earlier in the summer ...

There is another Marriott that fits your requirements: Horizons by Marriott in Branson, Missouri.

I own there as well as Ocean Pointe and Kauai Beach Club and it is a LOT of bang for the buck. I love going there. Many people that go with low expectations come away impressed. The decor is very similar to The Villas at Wilderness Lodge. To be known as "the entry level Marriott" it trades great. I have traded it into Ko Olina, Grand Ocean, Grand Vista, Horizons Orlando and Imperial Palms.

Platinum resales can be had for well under $10K and the MF is $567 ... for a lock-out.

Horizons at Orlando 2bd lock off.. similar to the Branson Horizons, but MF's might be a little higher.
I bought a Platinum lockoff for $6K, if it makes it through ROFR.
I have seen Branson for similar pricing.

I'm sure Perry is talking about WM and I think MattnDay recently bought a WM contract.

I would think that platinum Manor Club would completely outstrip any Horizon which is considered a lower entry level timeshare - and Marriott is probably not going to be building any more. But, if you golf, nothing really compares to Manor Club as you'd get $600 worth of golf every year for your $635 in maint/taxes...so once a golfer buys a week it's virtually free maintenance. In addition, Manor Club is one of the highest rated domestic timeshares in the TUG voting list. Unless the rules have changed, 21 days of the 24 day II 'Marriott' window applies to Marriott timeshares and only the last 3 days apply to Horizon.

We were told Horizons has the same internal priority as other Marriotts.

The rules changed a few years ago, specifically around July or early August 2002. Now Horizons are treated as any other Marriott and all are held 24 days from what I'm told. But as we've discussed on a couple of threads recently, trade power still applies and even somewhat within flexchange time.

Thanks Dean ... wasn't aware of the change for Horizon owners as I don't own one. I believe the original 'window' for Marriott owners was 21 days and then extended to 24 days to give Horizon owners a 3 day shot before it was opened to non-Marriott owners. If Horizon owners now get the full window they must be much happier now.

I perfer to always stay in a 2BRD unit as we have kids.

I think the price of a lock-off resale is higher for Manor Club.

Assuming we want to travel with kids and plan on requesting a 2BR, what are the Pros and Cons of a dedicated 2BR Marriott vs 2 BRD Lock off resale?

The lock-off offers the ability to change your mind in the future as your family grows and your needs change. It also gives you different trading options (for example, if you have a good-trading platinum week and want to go someplace where you have much higher trade power, you can exchange part of your unit for a 2 BR elsewhere and still have part of your unit to use/rent/trade).

As the kids grow perhaps you'll want to let them use the lock-off for their own use or trade elsewhere.

Depending on the price differential, the added flexibility may be worth it. If you use it even once or twice as a lock-off you will probably make up the difference.

I have 2 questions about the resale purchases you are talking about. Since I don't own a Marriott, do all the amenities and prvileges transfer with a resale? Second, are you talking about just watching ebay to pick up a resale or contacting an agent to find the appropriate listing? If it's an agent, who does this well.

When buying a Marriott week from a third party, you will have all of the rights and privileges that you would have by purchasing from Marriott, except one: You won't be able to trade the annual use of your week back to Marriott in exchange for Marriott Rewards points.
