Is this a new resort? (Floridays in Orlando FYO)

I was playing around in II doing searches for Orlando and this resort showed up. I don't recall ever seeing it before. Is it new, or am I losing my mind?

Floridays Orlando Resort • FYO

It says it is on south International Dr. The pictures of the building are concept drawings, from what I can tell.
 
According to website....you can buy the condo here, (full year) but can't live in it as a perm resident. So, it seems to be operating as many of the Miami & Ft Lauderdale condos operate...as condotels.

You own the year, but you can not stay the year...must rent out via the management company or can join II:

Maybe they also sell intervale...1/2 year, 4 weeks one week?

I don't think my wife would like to live in a condo or house where the 'tenants' change every week

Shesh, would you believe I stayed at Vistana Villages in Jan? :eek:

I do recall seeing something across the street, but didn't realize that is what it was.
 
I just went to the Orange county tax site. The units in phase one are selling for approx $256,000 a year for a 3 bed 2 bath first floor unit. (I checked two sales, the other was for a bit less)

Don't know quality, but later prices seem lower....maybe no granite, no tarrizine or ceramic flooring (?).....I would hate a wall to wall carpet in a place I'm not allowed to live in and must rent part of the time.

Don't know about coded window glass.

BUT...since the owner can not claim residency, their tax will be as a non- resident....good for the county. Save Our Homes does not apply here (a controlled way of avoiding big tax increases.
 
Yep, a condo-hotel setup that I visited about a year ago. Still very much under development, but the first phase or so is now out there ready to roll.
 
There are several condo hotels under development in the Orlando area now. Some like them because Florida will not allow but a few rentals per year, before they make you pay a hotel tax. So some people that bought condos, wanting to rent them by the week when not used, found the state tax dept filing suit against them. The burden of proof is on the owner, not the state.
One nice development on Celebration Blvd. is almost sold out and they have not started construction. Most are just converted hotels...beware.
I have seen the one above from the road and it looks like a new development, but that is all I know about it.
 
There has been a lot of mention of this resort on the Orlando Furom on Tripadvisor.com. People are saying very good things about it.
 
Condo hotels seem to be the thing right now. There are a least 4 or 5 under construction, and maybe another 5 or 6 that I know of that have signs indicating a 'condo hotel coming soon'.

I'll be at Floriday's in about 8 days (on an I.I. getaway). (And yes, it's definitely new construction.)
 
I don't know details about this resort but a good friend of mine stayed there with her family for a few nights last month. They had nothing but wonderful things to say about the resort and the units. The location to Disney was also very good. Sorry I don't have more to offer but I do know that they said they would definitely stay there again when they return!
