Texas timeshares available for the price of mf's

The only connection I have to this deal is that I took advantage of it, I am not involved in the selling of these units and I do not profit in any way.

Inverness II at Walden has made a variety of weeks available for the price of only the 2006 mf's. They have 1 and 2 bedroom weeks available. The 1 bdr mf is $391 and the 2 bdr mf is $441. If you buy two, you can skip the 2006 mf's and only pay the 2007 mf's. There are a limited number of 2006 spacebanked weeks available on a first come, first served basis for new owners.

This resort exchanges with RCI, II, HTSE and DAE.

I did check...

I did check the reviews, but they are almost 5 years old and a lot can happen in that amount of time (both good and bad). I know they are planning a jump into RCI point, but I was wondering if anyone owns a week and how ir trades. Right now my gut is saying it seems too good to bet true....
 
I think you can pull just about any RCI Orlando, Williamsburg, Las Vegas, and other non-Hawaii or Manhattan Club resorts. I know one person who deposited a red week 1BR with II and got an AC.

It will pull Sheratons, Hiltons and lots of Gold Crowns. One person got a Morritts this spring with one.

It's not the end all be all, but can be very useful for trades into mainland US and other areas.
 
I guess a lot depends on your expectations. I got a July 2006 week deposited 8 months from check-in transferred to my account when I 'bought' the 1 bdr week 27 unit at this resort. In RCI, it trades ok, not the best by far, not the worst by far. I deposited the 2007 week with htse so I will be going to Hawaii for a week for my $391 mf + $99 exchange fee. In 2008, I'm thinking about joining II since it also trades with them. If that doesn't work out, it will be back to htse and Hawaii in 2009. If you want to compare trade results with something you have already deposited with RCI, send me an email.
 
My experience has been that it appears to trade better with RCI than II. I had purchased as an entry into the II system, but so far have been underwhelmed. However, I did receive an AC, but cant find anywhere that I want to go with that either!:(
 
I was close to buying one of these weeks as an extra trader in II.

Problem is, that II has such a good supply of "Extra Vacations" that it seemed that you could rent the same type of weeks that these will pull, for about $399-$599. (someone posted they pulled a 2 bedroom in Orlando for Thanksgiving 2007, these prices were directly from the extra vacation listing in II) :eek:

If the Inverness@Walden has fees of $391 plus the exchange fee... about a breakeven.

The difference is the one obligates me to pay and deposit the week each year, while the other, I only pay when I need an extra week and the exact week I want is available. :rolleyes:

Am I missing something else? :confused:

After some research, and help from forum members from here and there... We took the plunge and bought in!

Works for me.

Pete. I was able to use mine for a flexchange to Four Seasons Aviara studio. I dont think that would have been available as a getaway. If you want info on my other trades please PM me.

Fabulous trade!

:whoopie: Fabulous trade HappyMum -- what an uptick! I looked into these myself and would have purchased had I not had way too many timeshares already including an Eagle Point Summer one bed in Vail that I just picked up for peanuts on bidshares! This resort shows innovation in getting new folks into their timeshare! Funtime.

They still seem to have inventory for sale

In the card we just got, you pay no annual fee until next year ( January 1, 2008 ) and if you reply by August 1, 2007 they are "awarding" a free ( blue ) one bedroom bonus week to your RCI account.

It seems when we called ( we spoke to Darlene ), they have lots of one bedroom units available but not many 2 bedrooms.

we are considering the purchase of another week here to add to our portfolio ( the plus being it trades in both II and RCI )
