I actually have interest in my AI TS rental

I have someone who is interested in renting my TS which is a mandatory AI resort...I know I know...I have other posts about my AI on this site and I know the majority's feeling on them.


Anyway, what should I require as a deposit to actually book the week for them. I already paid the maintenance fee and the resort is requiring the AI fees be paid upfront at the time of booking (but I do know that they will accept the "inbound" guest to pay at check-in, at least they said that that will be okay when I booked a week in order to deposit it with DAE)

Should I ask for half upfront from the renter? They are looking at a week in June and should the deposit be nonrefundable?

I read the thread from Dave M.

But, I can't imagine someone willing to pay all the money upfront plus the 10% refundable security deposit. Besides June is a few months away and anything can happen.

I just don't want to lose this potential rental but I want to be realistic, as well.
 
I generally ask for half down and half 60 days out. You could ask for the balance 90 days out and if they decide to cancel on you there is at least a window to attempt to re-rent it. You may also want to use a contract that specifies no or partial refund on a cancellation or verbage to effect if you can rent it then they will get x number of dollars back.

Its a delicate balance of protecting yourself while not scaring off the potential rentor.
