This deal was unbelievable

I was watching this and my wife convinced me not to bid. I just sold a Mis May week for $800.

The more I think about it the madder I'm getting. This was a mid June week that would rent out easily. I know this for a fact because I also owned a 1 bdr July week that rented for 600 to 700

I don't know what the school schedules are like in the Midwest, but in the NE school doesn't let out till the end of June--so a mid-June week would not rent like a mid-July week. The demand would be much higher in July.

The price was excellant if you bought it to use. But it is really very small for a 2 bed 2 bath unit.

I wonder if it is really a 1 bed 2 bath unit based on the total square footage of only 540 listed in the ad below.

The maintenace fee looks similar to the one bedroom MF's that I have seen for this resort, not a 2 bedroom.

A week 24 can be a bit cool and some schools are still in cession.

If it was a week 25 it would be IMHO a better renter.

Unless someone makes a good faith downpayment requesting us to book a week 23. 24, 25 we based on our past experiance will most likely book other later summer weeks at the Dells to use for rentals.

Auction # 2 is a current Dells PepperTree auction. Note that the Maintance fees are the same for both the 1 bedroom and two bedroom at the same resort in these auctions.

Auction #3 at the same resort for a 2 bedroom unit. Note the the Square footage is listed as 1,184 in auction #3 vs. 540 square foot in auction #1 listed also as a 2 bedroom.

The week 32 in auction # 2 is a higher demand week if they are both one bedrooms.
