Villa del Arco - Cabo

My sister and her family just returned from a vacation at the Villa del Arco. They liked it so well they bought a week. Does anyone know what range the developer prices are? I saw resales listed for over $20K. I'll need to get her signed up with TUG.
 
Villa Del Arco

This resort is part of the Villas Group most notably Villa Del Palmar in Cabo and PV and Flamingos in NV. If you can find a "gold" membership on the resale market for any of the Villa Group properties, you can use Villa Del Arco without additional Charge. These come up from time to time. I had a sales guy call me last week from the Holiday Group with one for $3900 but by the time I got around to saying yes, it had sold. This definately cheaper than resale at Villa Del Arco. But be aware, the Premier membership at Villa Del Palmar or Flamingos does not work for Villa Del Arco. Hope this helps,:)

We toured Villa Del Arco last week. The only price I got was for a 2-bedroom lock-off. Developer price (good for one week) was $39,900 plus 10 percent tax and $595 closing cost.

If you bought at the presentation, they dropped the price by 3K and paid the tax. As an added incentive, they also threw in an additional week (for use during the summer months) at no charge. Maintenance fees were around $750. You only paid maintenance fees on the second week when you used it. The second week couldn't be split up into two units or couldn't be rented.

Aside from the high cost, we didn't like the idea that Villa Del Arco wouldn't be our home resort. Instead you'd purchase a week of a membership in the Villa Del Palmar group.

Sorry I didn't get a price on smaller units, but they wouldn't have worked for us so we didn't bother.

Was the resort full? Is it totally built? Is there a rest onsite?

I'm not sure what the percentage of the resort was occupied. All I know was the pool was unbelievably crowded (not a chair to be found).

Construction is still on-going at the resort.

There is a restaurant on site, part of which is on a pirate ship!

So "Gold" is actually the 'top' or Platinum (Marriott comparison, LOL) ownership and Premier would be the second or Gold ownership?
I have stayed at Flamingos in NV and it is very nice - I have a friend who owns there. She recently stayed at Arcos and says it is very, very nice.

We just returned from the Villa Del Palmar Flamingo's and it was beautiful. I would love to get a hold of a Gold membership for $3500. What a steal that is!

Just curious what type of unit they were trying to sell at that price?

at our new "Gold" purchase resale at Flamingos. It is a
gorgeous resort but a little isolated, way out almost to
Bucerias. We contacted "Timeshare Wholesalers" and ask
if they had any resales at Flamingos. They called us in
a couple weeks and offered us a one bedroom for $3500
but we wanted a two bedroom. They called a few weeks
later with a two bedroom for $5000 which we bought.
We had to pay a closing cost in addition to the $5000.
I think it was about $399. (I'm too lazy to look it up right
now) You can use this "Gold" membership at Los Arcos
in Cabo, Villa Del Palmar in P.V., Villa Del Mar in P.V.or
Villa Del Palmar in Cabo also. In other words, at all
of their resorts. This was about 1/5 of the developers
price. The only problem that we had was that it took a
LONG, LONG time for the resort to get the final paperwork
done. Mr Conley, at VDP Puerto Vallarta, is the one who
signs the final papers and it took him from Sept 9 to
Feb 16 just to finish the paperwork. I was able to make
my Feb reservations through the closing company tho so
we did get to use it this year and it was wonderful!

Slender, The Flamingos Resort IS "GOLD and it
DOES trade to Los Arcos, plus all th other UVC resorts
in that chain.

I know you can 'split' a 1BR (1 week) ownership into 2 studios for a 2 week stay paying the same MFs. This is not including your 'bonus week' that someone mentioned above that you can stay at the resort in the off season by paying an additional MF.

How do they allow you to 'split' the 2BR?

We originally bought when the first building was going up at VDP, PV. That was 17 years ago. When the Gold offer came up we joined. We originally bought four weeks in a studio. After several years we exchanged our four weeks for two one bedrooms. This started our 30 yr lease all over again. Then a couple more years we decided to upgrade our summer floating week to a 2 bedroom unit. This also started our 30 year lease over again. We have been very fortunate with this timeshare company. Though when the premier package started they said we would have access to all resorts. That changed and now you have to be a gold member. We did not opt for the premier and went just for the gold.

We went to the annual meeting last year in Nuevo Vallara and this year we have reservations at VDP, Cabo for the next annual meeting.
 
Pat, I'm not sure how you can split a two bedroom as we just got
it and used it this winter. If what you say is true, then maybe we can trade the 1 bed unit for two studios and use the left over studio making three weeks in a studio??? Interesting idea. Don't know if it works that way or not tho. I'll have to investigate and see.
Colleen, Sounds like you did almost what we have done over the years.
Bought 4 weeks of studio then upgraded in a few years to 4 one bedrooms
and then traded the 2 summer one bedrooms for a winter 2 bed so we finally ended up with 2 one bedroon units and a 2 bedroom unit all winter. We kept those just as they are and last summer found the "Gold" Flamingos and couldn't resist buying it, but it's the only "Gold" we have. We kept the other three just as they were because we love the VDP resort in town and the mt. fees are lower. We thought about going to the meeting in Cabo in Dec. but we have a conflict on that weekend so won't be able to make it this time.

Yes Zib - you can 'split' the 1BR ito 2 studio stays and you can 'save' a week from one year to use in the next.
My friend just went to Cabo and stayed at Arcos in her 1BR and then had 2 studios from 2006 use that she used also - so she had 3 units for 1 week.

She will probably not go in 2008 so will use her week as 2 studios in 2009 and split her 2009 week into 2 studios giving her 4 weeks - pretty nice!
It is an interesting ownership for sure....which is why I am curious what your 2BR can 'split' into.....
And if you wouldn't mind sharing either here or via PM, what is the MFs for the 2BR versus the 1BR?

Gold vs Premier

I called two weeks ago to find out if they will let "premier members" into
Villa del Arco and the answer is yes however only 10 months out. Gold membership is good for 2 years out. Hope this info helps:wave:
 
From what I have been told, you can split your 2 bedroom into a studio and a one bedroom. But you have to pay more maintenance fees.
 
I know I can split the 2 bedroom into a one bedroom and a studio and you have to pay Mt. fee for one bed and studio which is higher than the 2 bed units but I do not know what the mt. fee is for the one or studio. The mt fee for the 2 bed Flamingos is $763 for 2007 (seems to go UP every year!)
I am wondering if I can split the 2 bed to a one and studio and then split again the one bed to two studios making THREE studios in all. I guess then you'd pay three studio me fee? Hummm! Interesting. I'll have to see just how I can use this new "Gold" membership. We still have 5 weeks of "Primier"
at VDP . . .wording omitted that might appear to be an ad. . . and we won't upgrade those because we love that resort best! And the mt. fees are cheaper!

My one bedroom winter week is approx $635.

ZIB; to let you know we have booked our 8 weeks at VDP FLAMINGOS for next year around the same time as this year. We enjoyed a wonderful 6 weeks this year so decided to book early for next year. We found it interesting reading all the comments and yours regarding dividing some of our 1bdrms. into two studios, we didn't know we could do that. With Paradise Village coming to an end(4 years left) we will be able to give grandkids/family two studios in place of one of our 1bdrms, of course paying extra mtnc, is that what you mean. If I have got it wrong just reply and fill me in. Paula:)
