Marriott Canyon Villas - Use and Trade Question...

Hello everyone!

I'm close to purchasing MCV-Platinum. 2bd every year.

I'm planning to do the following. Would like your thoughts/advice.

Year 1 - Use it for our family

Year 2 - Rent lock off unit - trade 1bd to Newport Coast off season

Year 3 - Trade with Marriott Maui Ocean Club - off season.

Year 4 - Use it for our family

Does this sound reasonable? Is MCV's trade value such that if I were to
go to the other properties on their off season, would I be able to get an exchange or am I dreaming?

Also, is a direct exchange possible via TUG for MOC or will other tuggers laugh me off the board?

1) Yes (love the lazy river)
2) Renting lockoffs can be hard, no kitchen, no separate br, might as well stay in a hotel
3) We have traded it pretty easily for a 1br/2ba at MMO (early request) but 2br/3ba are almost impossible - except MAYBE Sept & Oct.

If you are buying direct and getting a decent amount of upfront incentive points to do so, you might include the benefit of trading your unit for points EOY ... 120,000 pts for Platinum for about $800 MF is still quite a bit better than the price to buy them from Marriott at $0.0125 per point. I do that EOY with MCV and split/rent/use it in the other year.

When i bought MCV it was with an upfront incentive of more than 500,000 pts for a purchase price less than $19,000 but you won't get that anymore. My purchase was in 2002 and a lot has changed since then regarding points.

Buying resale Platinum (don't buy any other season there) and using EOY is a good plan ... splitting it is even better as you get an extra week for $75. Or if you stay in the 1 bdrm and rent the studio on Ebay, etc., you could do well ... I've done that twice and got $850 the first time and $875 last year...covered the full suite's MF so I got a free week and my MF paid. MCV is a tougher sell for renting than beach locations which are in higher demand especially in Feb - March.

If your plan is to trade the 1 bdrm for NCV book your MCV for Feb and immediately put in your request for summer NCV, beating most other deposits and using the 'Marriott' 24 day advantage with II. Remember, there is always a risk to trading ... and an even higher one for Hawaii, so you'll need some holiday flexiblity to get what you want, not because of trading power as much as competition.

Then should I buy NCV?

I'm buying resale platinum for under $20,000.

We have four children. 5, 3, 1.5 and infant. So we need 2bds. We want to be able to vacation at the following:

MCV, NCV & MOC

Will I be able to trade MCV for those resorts?
Will buying NCV give me more trading power to trade
to MCV & MOC?

How big a negative is it that NCV doesn't have lock off units?

MOC is too expensive for us.

$20,000 resale platinum for MCV is too much IMO ... I don't know what it's selling 'new' for now, but I'd guess you could pick one up on Ebay for about $15,000 or less.

If you would enjoy Arizona 50% of the time it's a good resort and being able to use the JW facilities is a great benefit that NCV doesn't have. You obviously need 2 bdrm, and probably for a long time! :) Lockoffs shouldn't matter to you unless you want to split the units into two parts (smaller than you need) and trade with them. Trading with a studio will get you a studio most of the time - you might not even be able to 'see' larger suites on II searches except within 59 days. It is very hard to trade into MCV and get a 2 bdrm because most owners split and trade both parts, being able to get as many as 3 weeks with an AC from II. Trading is not as secure as owning and booking your week, but even booking can be a chore at times with Marriott for high demand weeks. The climate is different for MCV from NCV ... summer can ge great in NCV but beastly hot at MCV.

NCV is an easy trade for a good part of the year, but it might not be when you need it most (summer?). For families, being able to drive to your timeshare is a huge cost saving. MOC is a lot tougher as well as more expensive just to get there, renting cars, etc. NCV might be 'too' close to home ... but an easy getaway.

You have to look at the near term needs for a vacation homw as well as the long term ... that may mean holidays for you during time off from school is your plan for several years....meaning you're competing with a lot of people for the same weeks.
