Looking for Cape Cod, but ...

Hubby and I are looking to take some friends (6 of us total) to Cape Cod Sept 8-15th on an AC from Marriott Waiohai.

1) What are our chances of getting Captain Quarters or Surfside 2 bd for that timeframe if we place the request 1 yr out?
2) We need a 3 rd option since we really are only requesting 1 week (which is the week after Labor Day) What is a good "no way we'll get it" option? Should I go for 4th of July week at those same locations?

We have really narrowed it down to those two properties so really can't decide on a 3rd one. We were thinking about Brant Point with it's limited exchange activity, but it really isn't on the beach, and we wanted something on the beach.

Appreciate the help.
 
Surfside has only 3 2brs(2 face ocean), however the Cape becomes off season after Labor Day so you might have a chance. Trades only with II. Forget about July 4th.
 
High owner occupancy in the summer for Cape Resorts. Currently there is only October availability period on II. Things may come up ,you need to watch daily. Forget the summer weeks. September is still warm so many empty nesters visit the Cape/island then.
 
You may also have a quality issue with getting those resorts - the AC I have right now specifically mentions Captains Quarters as being prohibited from an exchange. I have also never seen either of those two resorts online with Club Intrawest deposits, and though of course it could be an availability issue, I suspect it may be a quality filter as I have not seen one unit even in the dead of winter available. You may want to call II to ask whether your Marriott AC would be allowed to trade into those resorts.
 
I pulled up those resorts with my timberlodge week doing a trade test, but again, only saw oct availability. Hmm, I am hoping if I put my request in at the 1 yr mark, I will be ok. Better make sure my AC is good trhough Oct though is what it is sounding like.
 
Well, looks like I determined that my AC does not have Sept Cape Cod on the grid so I have to use my Manor club week, whenever it closes and I reserve it. Should I be able to get it with that?
 
I've never been inside Brant Point, but it's in an awfully nice location. September on Nantucket is usually terrific. I'd take a week anywhere on the island over anything I've seen on the Cape, but that's just me. It's not a very big island, so you're never far from the beach.
