Marriott FC retail or resale?

Considering buying Marriott’s Frenchman Cove, Gold season, currently pricing at $26,500 for 2 BDR’s with 2008
occupancy, from developer. Have seen a few resale’s for this timeframe for about 4K-5K less. Should we wait for more resale’s to become available or purchase from the developer. We have vacationed there and really like it, the location on the island is very convenient to most all attractions and shopping (5 minute car ride).
From what I have read here resales do not qualify you for Marriott reward points.
Is the 4K – 5K savings in a resale, vs. lost reward point opportunity going to be a wash down the road.

The difference - even now - is much more than the $4-5k that you see. That's because Marriott's prices are not negotiable and resale prices almost always are negotiable, often significantly so. See this thread for more on the art of negotiating for a resale purchase.

Most people on this forum believe that the additional cost necessary to obtain the points option is not worthwhile. That's particularly true for a high-cost resort with high maintenance fees.

Marriott will sell to anyone 50K Hotel points for $625. So when you get 125K points but must pay maintance fees are >$1,200 and give up your unit for the year which might rent for >$2500. Trading your TS for points just doesn't may sense.

Some Marriott TS (like Williamsburg) might make sense because their MF are much lower and so are the likely rental prices.
