Buying an off season week

What requirements would you be looking for to purchase an out of season week in New England? Obviously these weeks are not in high demand and can most times be had very inexpensively. What criteria would you use to purchase one? What Interval / RCI rating would be a minimum level? What price would be fair to purchase one of these? What types of activities would you require a resort to have to make a winter visit worth your while? I've read about the travel inside of 59 days trades that can be had and I know that many times a trade to Orlando would probably be possible. Any other value?

One thing that might help with the value of the proposed timeshare (to you at least) would be if it were within driving distance and allowed year-round use of its facilities (pool, beach, sanua etc.) to owners. You could have it to try and get short notice exchanges, but could also use it in the summer months for some fun too.

Keep in mind though, if you can exchange in the off season or shoulder season, you'll do better; if you're limited to exchanging during the "usual" times (school vacations etc.) you will have much more difficulty making use of the timeshare.
 
My first purchase was a week like this in Ogunquit. Not knowing, I paid to much through the developer. The keys to resorts like this are it being a place you enjoy, being close by and having day use all year round. We enjoy occasional day trips to Ogunquit and will park at the resort when we visit the beach. Parking in Ogunquit can be a hassel so that is a big plus. For an off season week it's actually traded well for me so far. Even though it's a summer beach resort it's close enough to the mountains to be used by skiers and within 2 hours of Boston. My week is the week before Christmas so there is the local holiday atmosphere if I chose to not trade it. Through trades I've gone to PV, Cabo, and have April vacation at Pollard Brook in NH reserved for 08. Through the Flex Change period I've traded to the Royal Mayan in Cancun last Thanksgiving. One key is to bank these weeks as early as you can to get the most out of it's trade value. If you look around on ebay you can find them for a dollar plus closing.
