ROFR Carte Blanche for Marriott Friends.

Has anyone ever heard tell that Marriott gives a free pass to certain resellers? I was told "We have a good relationship with Marriott and they never exercise their ROFR." This is hooey, right?

Not at you, but at the notion that Marriott would enter into such an arrangement.

I'm not sure there is a way to verify that such a contention is false, but I would certainly believe to be.
 
If I was a reseller, I wouldn't want that arrangement. The reseller wins if it's taken by ROFR. They get there commission, then find another unit for the buyer, and make another commission and so on.. until one finally passes.

I agree with CaliDave. The reseller wants to sell the TS for the seller. If Marriott takes it with ROFR, it make the sale completely no hassel for the reseller. And they still have the buyer, so they can still make a sale to them.
 
I thought it was hooey too . . .

. . . the only reason I double checked is because the source is a reseller that we collectively hold in high esteem [I am not referring to Seth in case any one is wondering].

They could be telling the truth.. maybe this particular reseller, has such high prices.. that Marriott would never take one ROFR.

Anyone who says they have not had any Marriotts bought back is charging too much.

Well, I can say, Advantage Vacations, GMAC, HTR, Second Market, Shelley, Stroman, Timesharing2000 ........ have ALL had MANY units bought by Marriott and we all have good relationships with Marriott. Many of the units that were bought back shocked us (including a Platinum plus @ Newport Coast for $24,000, Marriott Surf Club for $40,000 and at Mountainside for $55,000).

I made a purchase on Ebay with one of the big sellers of timeshare and I asked him if he thought the low price I paid would pass the ROFR. He told me he has never had one of his sales bought back from Marriott. In addition, he said that those sellers that get weeks bought back don't know what they are doing. I asked him what does he mean and he said that if the sale price is too low on Ebay he just adjusts the price in the contract when it is sent in to the Marriott resale department so it will get through.

He said I would still pay the winning auction price so there would be nothing for me to worry about. Needles to say I didn't feel comfortable about sending him my money incase Marriott found out. So I told him I would send him my money once he showed me the ROFR waiver document that Marriott sends. He never did send it to me and I never sent him any money.

Wow, If this was a licensed real estate agent, couldn't they lose their license over something like that?

Wow, thats scary...maybe even not legal.
