Has anyone stayed there recently? The reviews were very mixed--have an RCI exchange on 24hr hold for 6/14/07 with a FSP points deposit--2br 6/4.
Have never been to Hawaii, any input would be appreciated--Dawn

Stay at Sea Cliffs in March 07 in one bedroom. Resort is older but clean and in good condition. Has two pools on ocean with a good view with no beach. Very few beaches on this side of the island. My wife and I enjoy the activities at the resort.

Just got back today from a week's stay in a 2/6/4 unit - it was fabulous. We did get an already-renovated unit, and it had a really beautiful partial ocean view. It exceeded our expectations, it was really perfect - very spacious, big lanai. I don't know your chances of getting a renovated unit, but everything in ours seemed brand new (except for the stove burners).

We love Kona and this was our 4th trip to Big Island, so that's part of it, too. We like to be waterfront, and we like to be as close as possible to the beginner's snorkeling beach, so we can go there every day without much of a drive. And we did. There were lots of sea turtles there daily, more than we've seen in the past.

My wife and I stayed across the street at the Kona Hawaiian Village in May, and we walked across to the Sea Cliff just to poke around a bit. My impressions were similar to those above: a little older but nice enough, definitely more of a hotel feel than KHV. I think the KHV is probably nicer, but if we were to go back to the Big Island I'd definitely consider staying at the Sea Cliff for something different.

Laurie: you've been to Kona several times, have you stayed at the KHV as well and how do you compare them?

I've never stayed at KHV - we did go up there for the botanical walk last week - it's nice enough, but for me, being able to see waves crash on the volcanic coast from our lanai, and sunsets right over the ocean thru palm fronds, trumps landscaped grounds and buildings across the street from the ocean. Also I really did like the architecture of Royal Sea Cliff. and the landscaping down thru the resort center is very nice. However if we hadn't gotten the ocean view, I'm not sure what I would have felt. But you can walk down to the coast and sit on the rocks. We chose RSC over KHV for its oceanfront location (both were available for our dates), and were glad we did.

Stayed at both in the last few years. RSC was 3 years ago when I had partial ocean view which was great. Place was clean, well maintained but had a feeling of being worn (when compared to KHV). Of course it sounds like they have renovated since. The pools were great plus you get to relax oceanside with there location. No beach but you can definietly go sit on the lava ridges and relax. Nice to walk down and watch the surf.

As already stated RSC has more of a condo/hotel feel.

KHV is newer and definitely a different feel that goes with the bungalow style layout. Bbq are nice if you use them. Lanai's are great and very usable for family dinners if that applies. Parking close to unit is possible at KHV (but not RSC which usual involved some elevator waits or stairs depending on your level). You cannot go down to the ocean on property with KHV.

One last major difference if your traveling as a family. RSC 2bdr have the usual 2 doubles in the 2nd bedroom. KHV only has a single Queen in the 2nd bedroom.

Actually I *think* the second BR at our Royal Sea Cliff unit had just one bed. I could be wrong, and can find out for you if you need, or you could call the resort and ask whether there are different confirguations.

Also there were outdoor covered lounge areas overlooking the ocean at the ends of the walkways, and folks gathered there each evening to watch sunsets. So even if you don't get a view unit, you can do that.

And, an elevator to each of the 5 floors (except maybe the top 6th floor temporarily) so if anyone has difficulty walking, no stairs to contend with. I also noticed all the light switches inside the unit are low on the wall to accommodate folks in wheelchairs.
