Question Village at Palmetto Dune

Has anyone stayed at this timeshare on Hilton Head recently? Any owners out there who could give us a realistic idea of what it's like to own there? Have an opportunity to pick up a 2 bdrm townhouse, golf course view, last week of summer for $3,500 and want to know if this is a good, fair or poor price and if there are any assessments in the near future. What are mf like? Thanks for any help. Linda
