Too late to rent out for decent rate?

Is it too late to rent out a 2-bedroom in both Cancun and Pto Vallarta and get a decent rate for President's Day week? I've not been on the ball this year and I only have like 7 weeks before I'll have to cancel both reservations. I've used TUG every year and this year I got nada nibbles. I'm not going to use redweek, either.

Why are you choosing

to limit your ad venues? A Major hoilday like week 6/7 should not be a problem to rent. We use bidshares, redweeks, and myresort networks, plus our website and last minute here and in 2 years I have only had 2 weeks that didn't rent .

There have been several posts on this website which say the best time to rent a week is 3-6 months before the checkin date and you're 3 months before. I'd follow Greg's advice and advertise on several different websites including Redweek & myresort network.
 
Use all the avenues available to you, but if you only have 7 days in which to get it rented, I would not be optimistic.
