Need Confirmation Of Thoughts

I just left the Ko Olina property -- here is the current pricing for EOY.

2/2 Ocean view - $28,680
2/2 Ocean View Penthouse - $34,400
Marriott Points: 75,000

Note: I have over 2.2M in Marriott points :whoopie: -- so I really don't need the bonus points.

This is what I need help with?

Why would I purchase new? Looking at all the post -- the only beneift I loose is the ability to turn the EOY into points. Which is not a real need for me now or in the future.

It seems current resale pricing for Ocean View EOY is about to $18K to $20K -- Again -- I ask myself why purchase new?

HELP -- what am I missing?

PS -- the large plot of land in front of the current property is going to be developed and has the potential to block a "nice size chunk" of the view in front of the current bld. Any way have any more insight on what maybe built there?:shrug:
 
Ko Olina is an easy trade although you would most likely wind up with a view of the dump or oil refinery. Unless ocean view is very important to you save some additional cash and buy a Summit Watch gold ey for 5k or so, pay less in maintenance fees (even with trade fees it's less than Ko Olina maintenance fees). Another alternative would be Manor Club, a little bit more expensive but a platinum will go for 8k ey or so I believe and the mf are even cheaper.

Why would I purchase new?
No reason. Shux, not even "new" timeshares are actually new . If I pay full freight for a so-called "new" timeshare that's no such thing, I get no more value for my money than the folks who bought a "used" timeshare resale. "Used" timeshares are no more used in the true sense of the word than the "new" timeshare units that other people have already stayed in by the time the next buyer shows up & checks in.
I ask myself why purchase new?
Shux, I don't know -- maybe for the same reason as tipping toll-booth attendants.

With Marriott the only reason to buy from Marriott is if you want the hotel reward points. Even then you are allowed to buy 50K points a year direct from Marriott for $625. This is without any strings!! ( or pay them an extra $125 for the ability to give up your expensive TS which you still must pay a significant yearly MF)

Buy Marriott resale.

Now the other thing, you can buy a cheaper Marriott property resale and trade into Ko Olina. But owners do get the best room & views and that is important to most vacationers.
