Heather Brown from United Resort Marketing, Inc. calls my cell phone (!) to say that her company has a 25-year corporate contract to buy Marriott TS's for conferences, rewards, blah, blah, blah. She cites the units (ones that are listed on RW) she thinks I have. This buyer is willing to pay $55K for the type premium unit (about $8K less than buying it direct!!!!!!!!!!!!) The only hitch is that I have to sign a contract now - before there is an offer - so that it can be processed quickly at the closing company of THEIR choice. All I'll have to pay is $999. in selling costs because the buyer will pay all closing costs. She is going to give me a link to "google" them, a link to BBB where the "5" complaints are from people who wanted to be paid immediately and didn't understand RE escrows.

I say to myself, "Hmmm, this sounds just too good to be true." So my opportunity for quick riches ended in a dial tone...for Heather. :wave:
 
Why would anyone pay you $10,000 more than the TS is worth resale??

They don't have a buyer they are just trying to get your $1000.

It's a genuine curiousity to me that there are all manner of "XYZ Marketing" upfront fee outfits, with new ones cropping up all the time, despite the fact that there has NEVER been a confirmed sale made by ANY of them.

I know that P.T. Barnum believed and stated that "...there's a sucker born every minute". I hate to think that he was right --- then and now. :shrug:

Theo- I feel your pain!

Mr. Barnum was right because this happens daily! I've even had sellers call and say they were ripped off, and that they knew it was a lie when they sent in the check. I then give them a realistic valuation for the property in question and recommend that they simply price properly on whatever venue they are on and have some patience! It's amazing how many call back again about a month or two later with a repeat of the same story!

Some sellers just can't seem to accept the reality of the resale market and will take the bait everytime! It's like Catch & Release for money fish!

I am, I did, I will...STAY AWAY that is! Figure if the TS is having a tough time in the price middle on RW, why on earth would anyone be jumping to pay at least $10K more. That is unless there was a BIG catch in someone elses's favor. So I avoided the net. Whew!
