Affiliate vs HGVC brand

hello, is there any benefit buying into HGVC owned properties (such as HGVC LV on Strip) vs one with their affiliates such as one I currently own BAY CLUB, BIG ISLAND, HAWAII?

Mostly the biggest difference between Affiliate vs true HGVC resorts seems to be with borrowing your points from future years. With true HGVC resorts it very easy to borrow points from the following years to complete reservations. With affiliates it maybe more complicated. You may have to pay your MFs ahead of time before they'll let you borrow or they may not let you borrow at all. This has been reported a few times but not often, so it may not be a big deal. Not sure.

Also, affiliate resorts owners do not have to join HGVC and can use their TS completely free of HGVC control. In fact some affiliates trade with both II as well as RCI.

The sales staff at Waikoloa like to plant that thought into every prospect they see to discourage people from considering Bay Club. Opinions vary ranging from it will never happen to they are only waiting to complete Kings Land & all it's phases.

Waikola & Bay Club operate fairly complementary with each other, almost as one resort. It seems like a good relationship. Who knows.

I'm one of those who have reported this several times in the past. For HGVC Craigendarroch, you can't pay MFs in advance. So normally you have to wait until the use-year starts before you can get access to your points. But if you call HGVC and talk to a supervisor (it always seems to have to go to a supervisor), they'll frequently credit those points earlier. I've only tried as early as September or so before the year starts, and after some explanation, get the points credited. But it's an annoyance, so I frequently just deposit points to the next year and use them later. For me, it's enough of an annoyance that I eventually bought at an HGVC-owned property (Flamingo). But if you're OK with paying the $69 deposit fee each year, you then have 24 months to use your points.

This is apparently and issue with some affiliates, but I can say with certainty that is does not apply to any of the 3 affiliates I own in SW Florida.
 
I own with Fiesta Americana (Mexico resort) and I can borrow points (no fee) or roll my points over into the next year ($89 fee).

I can use to several Hiltons including the ones in Hawaii 9 months out as well as bonus time. The Honolulu resorts I have to check at 9 months to see them or it will be sold out.

Mine is a RTU but I have 34 years left on it and I only paid $2k for a 7k points account and $1500 for a 5k points account which was cheaper then purchasing through HGVC.

I can use the points for some airlines but not all Hilton resorts.

We prefer Mexico so if they ever change the rules and don't let us use their resorts we will still be happy with our purchase.

Can you tell me which group RTU is? I am not familiar and it sounds interesting
 
RTU = Right to Use?

I assume that RTU means Right to Use. My original timeshare purchase in 1977 was a right to use that I later upgraded to a deed and title. I didn't know that there were still RTU timeshares around but reading the posts here shows there definitely are.

Sorry, that is correct RTU = "right to use" a lot of the timeshares that are based in Mexico are RTU.

This works for me because Mexico is our first choice and Hawaii or Las Vegas is our 2nd choice. We mainly purchased for the Fiesta Americana resorts the HGVC was just a bonus.

I have been able to book the Las Vegas for the time of year we like to travel without a problem. Hawaii is a little harder but we only go ever few years so it is not that big of a deal. We are hoping to use the bonus weeks next year when we go to Las Vegas in early Feb.

those are rumors that have been going around, nothing has happened yet. But you never know- affiliates have been dropped in the past by major hotel chains. Its good to have the affiliate resorts in HGVC, but you may not get all the benefits you would if you owned at HGVC. Anyway, If cost is an issue, play it safe and look into Vegas or Orlando. resale prices are comparable.
May be worth it in the long run. Hope this helps my friend.
