Just purchased a resale and closed in the end of January for Hilton Elara LV. This is my first time buying a resale. Maintenance fee was paid during escrow. We used LT Transfers to facilitate. Today I see is statement for LV Tower 52 condominium owners association. For 2024 club dues and club inventory activation fees.

If anyone has experience? Is the HGVC yearly MF separate from this LV Tower 52 fee?

without seeing your paperwork, I say yes. There is a dues (ongoing) and there is a (1-time) activation fee separate from MFs

A studio at Elara is $733 MF for 2024. Club Dues is $209. Some sellers will quote MF as $733 and others will include club dues making it $942. This is accurate if it is the only deed you will own under HGVC. Otherwise the $209 is a one time annual fee regardless of how many deeds you own. So if you buy another Elara Studio it's only another $733/year for MF. Activation fee is a one time $655 fee for each new deed you own that is billed after the transfer is completed. This is in addition to the $474 transfer fee you may have paid in escrow.


Typically club dues/activation fees are not handled in escrow so everything seems correct.
