Land deeded Tahoe and Hawaii points contracts

Hello there timeshare gurus. We have had Diamond Resorts since they were Embassy Suites. We have fully paid contracts. We have a land deeded (we have to pay a property tax bill to El Dorado County), 3 ALL, annual 2 bedroom in Lake Tahoe, CA with 10,500 annual points, a CLUB membership and two contracts with Diamond Resorts Hawaii Collection. One is for 5000 points and the other is for 6500. We haven't used the timeshare in years but have continued to pay the outrageous fees. I contacted Diamond and they said they don't buy back contracts and to use a realtor. I am overwhelmed with trying to get out of these fees. I keep reading about scams and have no idea where to start with transferring these contracts and don't want to ruin my credit rating by refusing to pay the fees. Can anyone help me?

Hopefully a Diamond owner will chime in but in the meanwhile I'll make an attempt.

It sounds like you own the following Diamond contracts
  1. Hawaii Collection with 5000 points
  2. Hawaii Collection with 6500 points
  3. Two bedroom deeded week at the renamed Hilton Vacation Club Lake Tahoe Vacation Resort
You basically have three options with each contract
(a) Sell it (based on the threads in this forum, some of the deeded properties may have a little value but the collections have little to none)
(b) Give it away for free (see threads below from TUG's Free Timeshare Forum or offer it for a $1 on Redweek)
(c) See if you qualify for Diamond's surrender program (called Transition) and pay them to take back your week. There's a sticky thread at the top of this forum that provides the contact information. Here's an older thread that includes a brief summary (link) .
