Purchased a One bedroom at Villa Group , in Cabo San Lucas. Wanting to use as an investment rental and vacation usage.

You should have investigated this before purchasing. If you are within the recission period, do it. Then research.

You only have FIVE days to RESCIND. Do so immediately and send it via REGISTERED MAIL.... It is the date of Postmark that counts!

Keep in mind that you don't own any Timeshare in Mexico. You are buying the right to stay there for "X" amount of years as long as you keep forking over money (membership).

Go to the TUG Mexico forum if you want to learn more. Read, study, rescind.

No timeshare is an 'investment'. If it were, don't you think the developers would simply rent them themselves, rather than paying exorbitant bonuses to unsuspecting tourists to attend presentations?

It's so easy to rent a nice TS at Cabo or any number of other places in Mexico that the chances of you making enough to cover annual fees, let alone, airfare and providing you vacation and income are exceedingly scarce.

I wish you good luck, but the option for you to come to your senses and rescind closes at 5 days after signing.

Let's say you actually cover maintenance fees. And that's a big "if." You're going through an awful lot of hassle just to break even.

I'd absolutely kick this to the curb (rescind) and think of better ways of investing. (I'm partial to Vanguard funds.)
