Your day is not going to be fun. The mortgage company was demanding pennies shy of $1200 for the mortgage payment 45 days late plus Late Fees. 27 years into this mortgage and you get an automated message?

Ok, I thought "I forgot? Am I losing it? Is the postal system that bad?"

So .. open the checkbook. Did I write the check? YES, wrote check.

So .. call the auto-bank number and DID the check clear? Yes, check cleared the 1st day of the month it was due.

Okay, call the mortgage company who said "email us a copies of the front & back copies of the check".

WAIT. YOU GO LOOK FOR MY MONEY! .... Do you do not have "checks and balances" of CASH equivant funds COLLECTED and then applies to accounts? WHERE is my money? I give you the DATE it cleared my bank. You are the professionals? And I have to spend tomorrow going to my understaffed bank (who DID NO WRONG) for 3+ hours of my work day and 60+ miles in travel on JUST this task, then figuring out HOW to scan and email this info to you or even try getting you a fax you. LIKE I have a FAX machine under my bed?

I am a senior citizen, with no Fax or scanner ... how about I text you a cell phone camera picture of the 'cashed' check from my bank statement?

They told me I could email them photocopies of the copies of front and back of my cashed check from my bank.

But it will take 3+ weeks to audit and review, if any adjustments must be made ... WAIT .. I paid on time and you took my money. YOU AUDIT your account ledgers and FIND OUT WHAT YOU DID with my money. After all SOMEONE GOT CREDITED WITH MY MONEY FOR THEIR PAYMENT or SOMEONE STOLE MY MONEY!

Dang Texas mortgage company located outside of Dallas. Hear me, Mr Cooper?

Today the grocery store advertised something at $2.94 on the shelf. Nothing else similar around. Computer scans it at $3.17 and the price of what was advertised scans at $2.93

Supervisor investigates explains the situation, returns the wrong pricing to the shelf and wastes my time. I wait for their boss and
Get my 23 or 24 cents back. Talking to a brick wall. Tell them a decent super market would give me the item free and thank me for bringing it to their attention. My guess is if I go back tomorrow the item is still miss priced/wrong item displayed.

Ummm, not to belittle the burden these idiots have dumped on you, but...
In the 21st century... Nearly every bank has online access to check images (front/back).
... And you are able to download them to a computer and then attach them to an email.
So, is it you or your bank who waiting on the 21st century to arrive?

BTW, if you pay online, you can print the activity and usually get instant confirmation.
I pay all my bills online, except only fees due at the tax collectors office and local HOA.

I once noticed that a frozen turkey was priced too high, the same as a fresh turkey.
I put it in my basket and brought it over to the meat-section manager.
He tried to tell me is was a fresh turkey, but finally agreed with me, and said hold on.
He came back shortly, and put a new sticker on it... it was now 1/2 the frozen price.
I hadn't planned to buy it... thought I just doing a good deed, but damn, half-price!

Another time, my DW bought a b'day cake for me, but they left off the message.
... Another 1/2 off item. It helps to shop where you know they pretend to care.

In Canada we have a Price Scanner Accuracy Code for those circumstances. It reads in part;

1.1 On a claim being presented by the customer, where the scanned price of a product at checkout is higher than the price displayed in the store or than advertised by the store, the lower price will be honoured; and

(a) if the correct price of the product is $10 or less, the retailer will give the product to the customer free of charge; or
(b) if the correct price of the product is higher than $10, the retailer will give the customer a discount of $10 off the correct price.

I have received so many items for free at the grocery store in the past I lost count. Due to my work schedule I used to go grocery shopping on the first day of the sale so sometimes the sale price of some items hadn't been input into the computer system. Our DD recently bought a $12 on sale item from Home Depot which scanned incorrectly so she got it for $2.! She was tempted to go back and buy a few more!

IMPORTANT - could be a scam!!!

First - did you call the number given to you on the robo call or the number from your monthly statement?
They want you to provide a copy of your check - if this is a scam they will have your bank account info. Make sure you call the number on your statement to discuss this with them. Not a number left on the robo call.

Second - if legit and they didn't process the payment correctly (it happens especially if you pay by check as these are typically manually input) then you need to do a couple of things.
1. Send them whatever it is they want.
2. Require they correct your credit report and get them to provide you in writing it was their mistake and they are removing the late payment and reversing all fees.
3. Check your credit report in a month to ensure it is removed. If not, go through the process of disputing it with the letter you required them to provide.

Yes that is where I get the idea from. What is the current law on expired product?

To add to mine. When products gets close to the expiration date they can become 2 for 1. I think half price would move more of it. Some companies truly deserve to go bankrupt.

Yeah, best check to ensure they weren't being spoofed by a scammer.
Did the # you called match the # the mortgage company publishes?
Also, did you write your mortgage acct # on the check?
On the rare occasion when I write a check, I always use the memo line.

BTW, I not only pay bills online, I transfer $$ back and forth between 2
online savings accounts and 4 investment accounts - 10's of thousands.
Since you can only do this while logged into your account - no issues.

Since you can only do this while logged into your account - no issues.

I also try to do everything online because for the most part it takes the human element (where most mistakes are made) out of it. I also use TruboTax for my taxes and authorize payment of what I owe to come out of my bank account. Same reason, it pretty much takes the human element out of it...

Back to the original post. They said you’re 45 days late? That would mean you missed 2 payments. Have you been mailing the check to the same address? As others suggested, call the number on your statement or their website and question it. Never call back a number in an automated message unless you know that’s the correct number.

Something to consider: do you have an escrow account? Verify they didn’t apply the entire check to the escrow. If you didn’t mail to the same address, make sure it didn’t go to the property loss claims address in Ohio.

"Mr Cooper" is a the name (IMHO) for any mortgage company and check payment. It's real name is Nationwide Mortgage but a year plus the coupons changed to "Mr Cooper". I just have fits about calling a company "MISTER" anything.

Nationstar Mortgage did a rebranding as Mr Cooper. Kinda like “Nationstar DBA Mr Cooper.”

I used to have a mortgage company that would call me every month and say my payment was late, so I started sending it certified mail so I could prove that it wasn't late. But they kept calling, and I'd tell them that I had the receipt in my hand showing that it was delivered on time.

Finally, I put the payment on autopay with them, so that every month they withdrew the payment. However, the next month I got a call from from a rather pompus young man stating that my payment was late. I asked him to look up my payment method and he informed me that it was on autopay. So I asked him, since you are in control of the payment WHY DON'T YOU JUST PULL IT OUT OF MY ACCOUNT??? He acted confused and quickly ended the conversation.

After that I was convinced that this was just a scam to steal bogus late payments from their clients.

I just REALLY HATE the "MR" COOPER name... maybe they can change the company name to "Lady Linda"? Or "Princess Patty"? Or "Queen Marie-Antoinette"?

I worked too HARD to buy my first house as a single female when I was 23 years old more than 40 years ago.

Be sure to run your amortization calculator to make sure interest has been properly credited. Our mortgage company did this to us years and years ago. My bank returned check due to lack of endorsement and the mortgage company says check returned for NSF. I not only had to provide front & back copies of the check but copies of 2 months statements proving I had enough money in the account. Then they misapplied to future interest rather than principal. Took to tax time to get this corrected. i told them I would be sending the IRS my amortization schedule and inch thick documentation trying to get this corrected to prove their 1099 interest reporting was not correct. I got a corrected 1099 so fast it made my head spin!

Mortgage companies are a PIA!

We have a rental property with a small mortgage and big equity. It happens to be a townhouse. Well, for years we have owned the townhouse, and the HOA's insurance policy always covered the building and the interior walls, cabinets, etc. Now we find out that the insurance doesn't cover those interior items, and so the mortgage company sends us a letter saying we owe $600 for an insurance policy they took out for us.

We told them to cancel that insurance and bought a policy from AmFam for half the price (and better coverage). We have never received the policy info from the mortgage company, but they are still charging us for the bogus policy, even though AmFam verified with the mortgage company no less than five times. They say we are short with our escrow. Nope.

I truly hate this mortgage company and am thinking of refinancing, just to move it out of their control. But the rate is 2.75%. I would never get that again.

I check my bank account balance and activity EVERY morning ... as I deposit checks from people ... which sometimes bounce. ONE bounce and they get on my "PAY ONLY by USPS Money Order Forever" plan. And here is the cost of a Returned Check and Late Fee for your payment per our contract.

My mantra is "Make my day ... bounce a check to me."
