Renting from a TUG member

What assurances do/can I get if I rent a Marriott week from another TUG member that the reservation wouldn’t be changed or re-rented out from under me after I pay? In other words, does Marriott lock in the changes once my name is put on the reservation? Trusting a stranger with several thousand dollars in an upfront transaction is not something I really want to do. TIA

Owners can change it anytime they want so if you can't trust a stranger then you have a few options. First you can ask to use escrow where you pay a third party to hold the funds and the owner doesn't get paid after you check-in. Not many owners would agree to escrow and it comes at a cost so not sure if that is likely. Or you can rent directly from Marriott which will come at a premium but would give you piece of mind if you just can't get past the concern.

Another alternative is to rent from someone with a track record of successful rentals, who can provide references on request and who lists on reportable services such as Redweek, which would ban someone who engages in fraudulent behavior. Just be careful of the gold from whom you rent. Most renters are honorable, reputable folks who just want to cover expenses for time that they will not use in a given year.

The owner will either get you a guest certificate from the resort before you pay them, or you trust them with your money before you get the guest cert. But someone has to trust the other. We have rented from TUGgers, and I have gotten reservations for others. Go with your 'gut feeling', and the track record of the other party. I'd be leery of renting from an owner who has never done it and was not a TUG Member. But if it was a long time TUG member, every 'landlord' had to start some time with a 'first rental'.

I’ve done several handshake deals with tuggers. I’d ask for a TUG member reference. From the other side, I only do occasional rentals of my over-supply to tuggers with decent post numbers. Imho a tugger is fairly low risk.

Thank you for all of the replies and for your wise counsel. I think that bottom line, it really does come down to a matter of “trust but verify first”.

You almost never have anything to worry about with actual owners, because there is no way for a genuine owner to get away with it: you know exactly who they are, and so does Marriott.

The people to be concerned about are the scammers on the internet who aren't owners at all, and are simply stealing money from people - but it's not difficult to spot:

note that all marketplace ads list the length of time the owner has been a TUG member...not that its any sort of guarantee but at least you have an additional indicator to base your decision on.

in 100% of the scams reported to us, it involved owners who skipped one or more of our suggestions. (or they did follow the suggestions, but ignored or dismissed the red flags when they came up). With plenty of rentals available, if something seems fishy...just move on to the next one.

I have rented from multiple TUGGERS and never had an issue. I always insist on having a phone conversation before sending money. Always puts me at ease. I also look for people that are frequent TUG posters that have bee around for a while as that is a good indicator to me of legitimacy as well.

Yes - linked in my post above (#9) - you should do your due diligence regardless of whether it's a Tugger or not.

I have good luck with tug
I got scammed by a bluegreen owner several years ago, I think it was actually a bluegreen employee who got into bluegreen accounts and booked using other owners accounts. It appeared that we were the named users , but we were cancelled at last minute and it was for grooms family for a wedding so it was awful.
If I had known at that time, googling the sellers address would have given me a Walmart

I give any information the renter needs to anyone who rents from me. I cannot believe how many people get scammed. A TUG member will have a TUG account. Check to see how many posts they have and what they post about. I use my posts on TUG as proof that I am a legit owner. Who would post on TUG 20,000 times and not be legitimate? :)

Clarification: The TUG Marketplace and the TUG Forums are completely separate. Many people that post Ads in the TUG Market Place do not post in the discussion forums.

I feel safer renting my unit TO someone from TUG, and if I were to rent from someone, I would feel safer renting FROM a Tugger. It just feels like a smaller and safer community than ebay or Redweek. Maybe that's a false sense of security, though.

When I've rented out my week on TUG, I've tried to provide as much info and peace of mind to the renter as possible. Sometimes I am surprised at how trusting people are. (One person was a lawyer and asked for a copy of the deed, though. That was thorough!) I've rented points from someone on VPE and was a nervous wreck until I had those points in my account. The person renting them gave me all sorts of proof and documentation, too, but I was still scared of being scammed. Recently I rented out some points and the person didn't ask for anything, though I emailed them some screen shots showing my week was available and how many points it was worth. They were willing to just pay me and wait for the points to transfer.

Great ideas. I am starting rent my units and will focus on listing on TUG marketplace.

Lol, I am nervous until we check in with no problem.
