Hilton Grand Vacations Las Vegas deeded is it worth it?

I am wondering if there is a difference between buying a floating week at hilton vegas compared to buy points for Hilton?

I didn't know that you could do that, buy a deeded float week in a Hilton. I thought it was 100% points. Someone else will answer your question that knows more than I.

Ya, I am just trying determine if its worth anything. It appears to be equal to getting 7000 hgvc points but it from Westgate originally so it cant be converted to points. Seems like a good deal.

Sound like an Elara WESTGATE week. It is only available to use at Elara. It is NOT a HGVC week, but you do pay your MFs to HGVC.

These are NOT HGVC weeks.

That's what I figured. Seller wants 400$ for the ownership. What is your opinion, worth it? Are they the same rooms that you'd get with hilton?

Personally I would not touch it, as it limits its options for use and resale. But a similar HGVC will be more expensive to purchase.

If you only want to stay at Elara each and every year, than it might work for you.

What are your intentions for use. They may be different than mine.

Primarily for vegas, similar points would cost about 7k it seems.

I acquired one of these units myself in late May. It is also a Westgate Elara unit, and you are right, it can not be converted to HGVC. I did tons of research prior to buying one as there is a lot of negative information on these units. But I talked to 3 current owners of these units, and they do not have any problems booking their weeks. There is also a lot of information from the association and HGVC as to procedures and rights of westgate units.

There is misinformation about how Elara Westgate owners are treated badly, and the quality of units. I confirmed that once you are booked you are treaded like any guest or HGVC owner. In regards to the unit you get, it is not a fixed unit every time. They assign you a unit based on your deed, so you will be randomly assigned a room like any HGVC owner that uses their points. If you get a 2 bedroom lock-off, it can be split into 2 reservations. One owner does this and rents the studio week 52.

My deed was registered in late June, and HGVC is still setting up my account. After ROFR, westgate is out of the picture, so everything else in handled by HGVC.

To me, my unit represented a good opportunity for my needs. I already own at a points club and do not want another yearly membership fee. I also own in Vegas at Desert Club, but this is a completely different experience. Being on the strip, you can walk to shows, casinos, and restaurants. I love Vegas, and I like this resort. The fact that my unit floats 1-52 is a big plus, and it can be booked 12 month out!

Some units do not float 1-52, and some are fixed week 52. For greater value and flexibility, make sure it floats 1-52. Once my account is setup, I will probably book for the fall of 2020, so what I am writing here is based on my research, but I am confident that I will have no problems. Oh, and I forgot to mention that you can exchange your unit in II for added value and flexibility.

HGVC King's Land 2BR Premier 23.040K Points.
The big negative for me would be having to stay a week, after 3 days in Vegas I’m broke and bored :)

I prefer the flexibility of having HGVC points and shorter stays.

As a rule when buying a HGVC resort you do not buy points but a week during one of their seasons. That week is worth a fixed number of HGVC points which can be used at any of the HGVC resorts. BUT some resorts managed by HGVC are not true HGVC weeks (like many of the weeks at the Elara) and these weeks can not be convert to HGVC pts.

Most contracts are a deeded floating week of a specific unit type (ie: 1 BR, 2 BR, etc.) You "book" that floating deeded week as your Home Week reservation. However, if you wish to *not* use your Home Week and use Club reservation instead, then its "points".

Although there are some weeks/resorts that are actual fixed deeded weeks (ie: Week 52 or something) and you typically would then "cancel" that week if wanted the points equivalent.

A little bit of everything in Hilton world, LOL!
