Hi - I have 1049000 Wyndham points. That includes 2 PIC weeks Kinston Manor in SC ( 308000). I have fixed fall week Wyndham Plantation ( 105000), fixed week Wyndham New Bern ( 182000), ( both converted to points) and UDI Wyndham Grand Desert in Vegas ( 454,000) . Given I will be moving into a retirement community ( CCRC) that will require investment of all assets timeshare must go. I am not traveling anymore since husband died. We have been owners over 30 years, never missed payment and paid fees early. My question is how to begin? I know Ovation program may take back Vegas and New Bern but not Plantation and that still leaves Kinston Manor.
All timeshare is owned by Trust and soon it will be only asset in trust and have no assets to support it.
I will try to sell it first. Son does not want it. Friends do not want it. Offering it online and with flyers - no results. I am not looking to get investment back. Believe me - we got our money's worth. We have been everywhere but time to let it go.
So.. should I get rid of Kinston first? And if successful use Ovation to deed back Vegas and New Bern. And then hope the take Plantation or I might, once moved, just walk away. At that point will not be worried about a FICO hit.

Or - do I try to sell it all at once?

Would greatly appreciate any and all direction those with more experience can give me.
As I said - we USED our timeshare the way it should be used. My mother in law taught me well and we have been so many places. For us it was worth it, but it is time.
Thanks everyone.

You own a lot of points and have VIP Platinum, right? Why would you get rid of it? I don't get it. You can make a little extra income just renting it out. Not a lot of income, but enough to pay the fees for sure, plus a little extra for your wallet.

So are you saying you won't travel at all anymore?

Yes I am Platinum. And yes I will not be traveling as we once did. Since husband is gone it has been harder and harder each year to use the points and really don’t want to be involved in renting. If my son wanted it would be a no brainer but he doe not and cannot use it as we did when he was growing up. So.....need to find a way to let it go. Would be HAPPY to give it all back or to anyone who wants to take it over just to get out of the maintenance fees. I am not going to be able to afford it .

I think Grand Desert is a relatively low maintenance fee resort. It should be easy to dispose of -- probably here on TUG.

If Wyndham will take Plantation and New Bern (Harbour) through Ovations, that leaves Kinston Manor, about which I know nothing.

Contact the HOA and see if they have a deedback program. If they don't, explain the situation and make them an offer they can't refuse -- take the contract(s) back for nothing or take you to court. Make it clear they aren't getting another nickel from you. If they take you to court, they will get a judgment but will not be able to collect on it because you will be judgment-proof (no assets).

I think you'll get more responses here with perhaps better ideas.

Good luck!

If Ovations won’t take, I would take Grand Desert.
