I am in the process of hiring a qualified experienced attorney to rid me of this nightmare. I purchased w Westgate who now wants nothing to to w us. Purchased by Hilton who also is declining any help on buy back or turn in this money pit. The companies who claim to take it from you are scams. So going the legal route is my only help. Anyone can advise thank you

A "qualified experienced attorney" should tell you that he/she has no magic wand to avoid an otherwise enforceable contract. Be careful not to throw good money after bad.

If they want nothing to do with you, stop paying them. Sure, there is a good chance they will send collection notices, but a 'cease and desist ' letter will end those, and you can put a mitigating letter on a negative credit report, but eventually they will foreclose and you're done. As stated, attorneys have no magic words to make a valid, legally written contract disappear.

There are no experienced qualified attorneys who can get you out of your timeshare obligation. If one claims to be, it is another scam to get more money out of you.

The Beach Club at St. Augustine Beach, FL (1 floating week, purchased in 1982)

77,000 RCI points (Sunrise Ridge Resort, TN)
Seems like a waste of your money, but if that isn't an issue go ahead. Timeshare companies have very deep pockets and very good attorneys.

I have gathered detailed stats from people who defaulted. Out of eleven (1)) defaults on TUG, seven (7) got reported to the credit agencies. Four (4) didn’t. Worse is that you will experienced fifty (50) point FICO drop.

Pay it off and give it away. Don't waste a nickel on an attorney. Put that money towards paying it off.

Hey Jim. I think it varies by developer. If cease and desist letters were magic bullets everyone would use them. Many exit companies, who fraudulently charge thousands for their services, often just send a cease and desist. The company may honor the request to stop communications, but the contract remains in place. Most developers, for this reason, view cease and desist letters with a good deal of suspicion as they are often evidence of what’s known of coached cancellation.
