Just purchased resale points via Ebay using J&J Timeshare. I'm curious how long the transfer process will realistically take? (Their Ebay ad says 4-6 weeks.. but I wonder if that is accurate?)

Also, when will I hear from Wyndham? Will they send me a property book? When will I get an account with them?

My points renew January 1. So does that mean that I can immediately book through October...correct? (because I have a deed at Grand Desert, so I can book early there, but the rest are at 10 months)?

J&J is usually pretty good. I'd say 4-6 weeks represents the timeline for J&J to complete the deed transfer though, it doesn't include the time it takes once Wyndham receives the completed paperwork from J&J. Wyndham is currently around 8-12 weeks once they receive the paperwork from what I've observed. It could be less time, but figure 12-18 weeks total best estimate. Could be less, could be more. Once Wyndham processes the paperwork you should receive notification with your account information at which point you can set up your online account. What do you mean by a property book? Are you referring to the Wyndham directory? Once you get your online account set up, there's an area where you can submit a request to have a physical copy mailed to you as well.

If your deed is from Grand Desert then you will have ARP at that location and can book in the 13-10 month ARP window there. You'll be able to book at other CWP locations within the standard 10 month booking window. Welcome to the Wyndham Owners club! :)

As mentioned above from beginning to end expect transfer to take about 3-4 months.

Once transfers is completed, you will get a welcome letter from Wyndham and you should be able to set up your account online.

You can request a directory once your account has been setup.

and as explained above you have advance reservation priority at grand desert which means you can book 13 months in advance and you can book all other club Wyndham plus locations at 10 months and margaritaville at 5 months.

So the deed says my points are available January 1. But if it's not complete by Jan 1, can I still book properties for later? I don't want to miss out at that 10 month mark.

I would say it would take anywhere from 3-6 months. I've had 6 deeds xferred to me in the last year and a half, 3 being Grand Desert. If you were the one who bought the 308,000 points at $787, congrats! You made a better decision than 90% of people do their first timeshare purchase. That listing was deeded to the more expensive tower at Grand Desert, but it's still relatively really low. There are two MFs: $4.73 and $4.82. This listing was $4.82 ($1,484.56/308). I have 3 deeds and one of them is at the more expensive tower, but I still would never get rid of it.


Only the most in demand units are filled at 10 months. Usually there's good availability until 3 months out when people start to do express bookings.

I would be looking at Glacier Canyon for sure.. and possibly bonnet creek also. Also, what is that 308 number you have after the MF amount? Is that the other $135 or more fee?

If the deed only has use year points for 2020 - you'll be fine. If it has any 2019 use year points left then you will most likely lose those points given it's already mid-October. From the sounds of your post, you're talking about 2020 use year points, so you don't have anything to be concerned about.

Does that mean I won't be able to book anything until March or April? I'm wondering about booking Bonnet Creek in October... right at January 1. That's what I'm trying to do. So am I understanding that I won't be able to do that, if it isn't completed until April 2020?

You can't book until Wyndham completes the transfer. You won't have to make any MF payments until the transfer process is complete. If anything, you want them to take their sweet time so the seller has pay some of the 2020 maintenance fees. The 2019 total dues are $1663.20 including the program fee. Expect the 2020 dues to be a little more. Unless you need a 3 bedroom or a presidential, Bonnet Creek will be open for October. It's still partially open right now.

Congrats. Much better than the Kingsgate deal. The one you got was $4.42/1k pts compared to $6.65/1k pts. To put that into perspective, you are saving $1.23/1k per year or $379/year for the same amount 308k pts.

I would say @jojuvan did better than 95 percent of Ts owners on first purchase. 50 percent buy developer initially. Of the other 50 percent that bought resale initially, she’s doing better than 90 percent. So that makes that she’s doing better than 95 percent.

I do have 143k Grand Desert EY for free. I may regret my first three Wyndham Ts. But because I really wanted 13 month ARP, my first three wyndham purchases were CWA, Star Island (Christmas and thanksgiving), and Daytona (bike week). I may have to give back via Ovations.

Correct, you will not be able to book anything until Wyndham processes the paperwork sent to them from J&J Timeshare. You'll get a welcome packet from Wyndham, including the letter with your account information that you will use to create your online account. Until this process completes, you won't be able to book anything, sorry to say.

EDIT: BC is a pretty big resort - so availability at BC is better than many other resorts I've looked at. Prime season over the summer can be a challenge but October shouldn't be too much of an issue. Just keep in mind it's still hurricane season in October in Florida. :)

Start reading and re-reading that directory now. That 308k purchase will give you 4 reservation transactions (RT.) Over that and it costs $19. If you make a reservation and cancel it, you will receive your points back if outside of the 15 or more day window. You will not receive your RT back so keep that in mind. Wyndham also gives you the option to add points protection. That would be your call and really dependent on how many points the reservation actually took.

4.82/308 This is the cost per thousand $4.82 per thousand of points owned. 308,000 annual points =308

When you start going over the directory, keep in mind that "Club Pass" resorts aren't available to resale. The only exceptions are Rio Mar and St. Thomas Margaritaville locations. If you want to eventually unlock the "WorldMark" locations, you have to do the exact same thing you did with Club Wyndham and get a WorldMark contract using Ebay. It starts on pg 183 of the PDF. WorldMark used to be "TrendWest" and Club Wyndham used to be "Fairfield", then Wyndham bought them both, which is why the two clubs are still separate.

Your program fee on a resale deed is .58 per thousand or 308 x .58 = 178.64. The minimum program fee cost is $135 on points owned less then 231,000.

Congrats on your purchase!!

Start reading and re-reading that directory now. That 308k purchase will give you 4 reservation transactions (RT.) Over that and it costs $19. Keep housekeeping points in mind too. I didn't read about housekeeping points on TUG, I actually found it while studying the guide book online. Because my stays will be in two bedrooms and cost 77 HK points each stay, I will only get 4 stays out of 308k points, beyond that, I will have to spend $175 a trip to buy more for that stay. This influenced my decision of how many points to buy seeing that I need at least 308k points to get 4 stays out of HK points, and after that it is $2.25 per one HK points, or $175 for a 2BR booking. I haven't received any books from Wyndam and I had to call to get my rci information. Good thing is that the person whose name appears on the timeshare pays mfs until title transfer is complete. In my case the previous owner paid mfs and I got the credits. I paid $1 for the timeshare they paid all closing costs. Because there are only 3 months left and all my 2019 vacations were booked I deposited into rci.

They don’t automatically send directories because they are available in digital format on the website. They are going green and trying to save some trees. Not everyone wants a hard copy of the directory. You can order a hard copy by calling them or filling out the request online. Go to the “What’s Happening” section of the website and click the directories link. The link to the directory will be there, as well as the link to order a hard copy.

I have never heard anyone say they were notified their RCI account was set up.

I do not see it under the list of Club Pass resorts. If you’re referring to St. Thomas, that’s Elysian Beach Resort. Not Margaritaville.

I bought resale off J&J on aug 27th and paid same day. They said they sent it to Wyndham Sept 25th. Still nothing yet from Wyndham. It was Kingsgate. Bob
