Club Wyndham Access Deal?

I’m considering purchasing 330,000 Club Wyndham Access points. The terms are purchase price of $4700. Estimated Maintenance fees of $185 monthly ($2,200). $1323 closing costs but I will get a title fee credit of $425. ($525 recording, $449 transfer fee, $349 admin = total closing of $898). So the total purchase would be $5,598. This is through sellmytimesharenow.com which I know isn’t cheap but they seem reputable.

In your opinion, is this a good deal?

Obviously, it is much better than buying from the developer, but you can do a lot better if you’re patient and watch TUG for free deals or only pay closing costs. I’m currently purchasing 2 contracts I found on the TUG bargain basement for a total of 329,000 points for $898 ($150 closing cost for each contract plus $299 Wyndham transfer fee for each). You can also find similar or better deals on the Timeshare Nation website.

I paid developer prices for my first 2 contracts so I would never tell you not to make this purchase if you’re comfortable with the terms. But, you can get a better deal if you’re willing to wait for it.

246,000 points CWA for $975 (includes closing and transfer)

If you don’t mind waiting you can also find great deals here on TUG marketplace. $5,598 is a lot of $ for CWA points. Just my opinion.

Ebay has great deals for RESALE points. RESALE points are NEVER counted up towards any VIP level, but are basically pennies on the dollar to purchase. On ebay, many sellers pay all closing/resort costs. Bob

These are the steps I took in looking for the contracts I’m currently purchasing. This was my first time to buy resale so others can probably give you more direction. I looked for about a month before I found something I really wanted to pursue. The contracts I’m purchasing are deeded, not CWA but I did consider CWA during my search and both my developer purchases were CWA. I have 450,000 CWA points and am purchasing 329,000 deeded resale points.

1. After years of reading TUG, I actually joined so I could have access to the full site and I bookmarked the bargain basement and TS giveaway sections of the site. I checked them every day. I eventually found the contracts I wanted on the giveaway section.

2. I sent emails to Timeshare Nation and LT Transfers telling them what I was looking for and asking them to contact me if they had something I might be interested in. LT Transfers doesn’t actually sell timeshares but they will put buyers and sellers in touch with each other when they can. TS Nation sent me a couple of emails about contracts they had to giveaway before they listed them on their website. As Richelle pointed out, contracts on the TS Nation site are completely free to the purchaser. LT Transfers also sent me a couple of emails about contracts that some of their customers were trying to transfer. If I remember correctly, the only cost associated with those was the $299 Wyndham fee.
3. I also checked other sites such as ebay, Sumday and Redweek but I was never comfortable making a bid on anything. I had never used ebay before and there are numerous threads on this forum about unsavory sellers on ebay. Others here use ebay with great success but I just didn’t feel like I knew enough to pull the trigger on anything.

As I said, I found someone giving away 2 contracts on TUG for the total amount of points I wanted and I’m paying the $150 dollar charge for LT Transfers to do the closing and the $299 fee to Wyndham for each contract.

I can vouch for Sumday. I’ve worked with them twice, and they were flawless both times. I did deal with one unsavory reseller. They had good reviews but something happened internally and everything went down hill. There are two other I dealt with that have been more of a pain then anything. I won’t mention their names because others have had no issues with them. If mine is the exception and not the rule, I don’t want to tarnish their reputation.

Bad deal. I got 438k Wyndham pts for $5 total. You can get for free or $1 at Tsn. https://www.timesharenation.com/resort/Wyndham-Points

They are out but if you check back daily, you should be able to get something.

There are much better deals out there. A recent ebay auction for 618,000 CWA (October Use Year) at $2350 all-in, plus 5 months maintenance fees expired with no bids. If one looks at timeshare maintenance fees as "pay in advance," the previous owner paid for the 618,000 points available for use before September 30, 2020. That is $4,072 worth of points minus $2350 purchase price, and means the seller paid the buyer $1,723 to take over the 618,000 point contract.

I purchased a WorldMark ebay auction last year from this seller, so I would have no concerns about another purchase from this seller.

Same seller offered 377,000 CWA points for $1,650 all-in. January Use Year with mf beginning January 1, 2020. The previous owner paid the $2,623 2020 maintenance fees. $2,623 - $1650 means the buyer was paid $974 to take over the contract.

Why pay $5,600 for something you could get paid $974 to take over?

Sort the bulk inventory by resort and look for Wyndham. I see a FREE Wyndham Skyline contract for 279k with $2044 MF. That MF and contract is crap at $7.33/1k, but still A LOT better than paying $5.6k for CWA.

CWA’s MF is $6.6/1k. That means for 279k Wyndham Skyline, compared to CWA, you’d overpay by $0.73/1k or $204/year. Still a much better deal than $5.6k for CWA.

You could also wait until TSN has better Wyndham contracts.

They would list them as Club Wyndham access points. I just do a search of the spreadsheet for the word Wyndham. There are some fixed weeks in there. You can skip over those. They will specify how many points in the column where they lost week numbers.

The ARP privileges are the same whether you buy retail or resale. So an owner who buys 100,000 CWA points from eBay, will have the same ARP privileges as someone who bought the same contract direct from Wyndham.

This goes the same for any ownership type. CWA, Wyndham Select, Margaritaville. You will have the same booking privileges as someone who bought direct from Wyndham.

Points purchased on the secondary market cannot be used to qualify for a (higher) VIP tier. For those owners who already qualify for a particular tier, points purchased on the secondary market are eligible to be used for otherwise-applicable discounts.

As BNOBLE replied, Resale points can be used with a current Vip's discounts. Resale points can not be used to become a VIP or move up to another VIP level.

As I understand it my level can not change with the purchase of non developers points but my discounts and booking dates will remain the same. Will my secondary points be available to be used with my developer points when booking reservations online? So just to be clear my current VIP benefits will also apply to the secondary points I purchase. IF so I'm very surprised. Why would anyone purchase additional developer points after reaching their desired VIP Level?

Yes, your understanding is correct. And, the answer to your question is they wouldn’t if they read TUG and know about the resale market. Some people don’t do their research and they lose tens of thousands of dollars because of it.
