Sapphire Valley II resort options

I am somewhat baffled by the II Sapphire Valley NC exchange options.

II offers 3 choices -

Fairway Forest (FWW)
Foxhunt Townhouse (FXH)
Shell Vacation Club at Foxhunt at Sapphire Valley (FSY)

I did a search on previous forum postings and it appears that there were 3 HOAs that in the original development and only one joined Shell?

I stayed at Fairway Forest one bedroom a couple of years ago and was not impressed. It was ok - clean but dated - and a very odd ball floor plan. The dinky living room overlooked the parking lot, the kitchen/dining had no windows and the balcony was off the bedroom.

I really like the area and would like to return. Has anybody stayed at either of the other two? Do they all have weird floor plans?

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
I have heard that the Foxhunt townhouses are a little dated but very nice.

I have heard that the Foxhunt townhouses are a little dated but very nice.
The Foxhunt townhouses were remodeled all at once with the owners paying a large sum for Maint for that upgrade per owner. The result is wonderful. Foxhunt stands out as one of the best keep secrects in Sapphire Valley. Diamond Resorts International should use the designer and operational expertise of the management company that runs Foxhunt to return Fariway Forest to the Gold Star resort it once was. Fairway Forest is now a DRi managed resort which is better than falling off the cliff fiancailly ,but not much better. The units are in great need of a designer upgrade and there is no inforamtion as to how things are going to be going with Fairway Forest deeded owners vs DRI and their goals. They say they are remodeling 1/3 of the units in the present phase, but none can point you to a designer board for review or a remodeled unit for review so that tells the story right there. I think the owners will vote to sell in 2023 and DRI will pick up a real deal here - such the funds out and sell the whole thing to a developer and come out with cash in hand.
