I know this thread is about a month old, but fwiw - I bought into Grand Desert in mid-June. Paperwork was finalized by the timeshare company and sent to Wyndham mid-July. The transfer completed October 1st. So, all-in-all, it took about 3.5 months. I'd say about 2.5 months once Wyndham has the paperwork is a reasonable expectation.

Once the company submits the info to Wyndham, it's worth calling the transfer department at Wyndham to confirm they have everything and you are in queue. You'll need the contract number and sellers name / address.

Just purchased resale points via Ebay using J&J Timeshare. I'm curious how long the transfer process will realistically take? (Their Ebay ad says 4-6 weeks.. but I wonder if that is accurate?)

Also, when will I hear from Wyndham? Will they send me a property book? When will I get an account with them?

My points renew January 1. So does that mean that I can immediately book through October...correct? (because I have a deed at Grand Desert, so I can book early there, but the rest are at 10 months)?
I purchased an even year contract in September, and it is now in my account. 8 weeks total once Wyndham received it. Just picked up an odd year contract yesterday, that one can take as long as it wants to transfer, as first use year is 2021.

I bought resale contract on ebay aug 27th paid same day, they said Wyndham received sept 25th. Nothing yet from Wyndham. When I called Wyndham they said 8-12 weeks. Bob

They don’t automatically send directories because they are available in digital format on the website. They are going green and trying to save some trees. Not everyone wants a hard copy of the directory. You can order a hard copy by calling them or filling out the request online. Go to the “What’s Happening” section of the website and click the directories link. The link to the directory will be there, as well as the link to order a hard copy.

I have never heard anyone say they were notified their RCI account was set up.

I've been a week member of rci for years. I never did use their hard copy. I can understand why they don't send it out to everyone. It was kind of confusing to learn the difference between using wyndham rci and my weeks rci account. If I had to have two accounts, etc but with a few phone calls I was educated and figured it out.

I contacted the closing company and they said Wyndham will send ME something in the mail, that is the next step. So I"m just waiting to receive documents from wyndham directly? Is that correct? Then I have to sign something and send it back to wyndham?

Correct. Wyndham is a bit slow in sending their docs to new owners. The reason is they get paid no matter what. The old owners are still paying the Monthly MF until official transfer. Wyndham will probably take another month to send you the docs, but don’t be surprised if it takes them another three months.

I bought one free Wyndham Ts on July 15th, got the Wyndham paperwork on September 26th, and notarized and sent in on October 1. official transfer was November 7.

I bought another free Wyndham TS on July 29th, got the Wyndham docs on September 26th, and notarized and sent in on October 1. Official transfer on November 7.

I bought two FREE grand deserts on September 4 and September 24. Wyndham has yet to send me the docs, but I presume they will.

So one Wyndham purchase took 2.4 months, and another 1.9 months for Wyndham to send me their paperwork.

For two other Grand Deserts, it’s been 2.2 months and 1.6 months, and I still haven’t received the Wyndham paperwork.

My new Grand Desert deed was sent to Wyndham on September 3rd. and it is in my account now, though I have heard nothing from Wyndham. I actually went to an owners update, and they asked about the new points. I checked online, and they do show up there. Hope that helps.......

Do you know if the deed was recorded and sent to Wyndham along with the resort transfer fee of $299. I would call Wyndham 1-800-251-8736 ext 2 then ext 3. You can ask if they received the recorded deed. You will need the contract number and sometimes they will ask the owners name. The contract number is on the ownership letter. Once Wyndham receives the recorded deed and transfer fee you can expect 10-12 weeks for Wyndham to complete transfer into your name. Once it transfers into your name with Wyndham you will receive letter about 2 weeks after notifying you of the change of ownership.

They have been using every bit of that 12 weeks for deeded. The Margaritaville which has no deed, took almost 10 weeks.

Tomorrow will only be the seventh week for yours. You might get lucky and see it in the beginning on December but if it’s deeded, more likely mid December. I have a deeded resale they received the paperwork for on September 30th. I will consider myself lucky if it hits my account by end of December.

For Grand Desert, you shouldn't have to sign anything from Wyndham. If the closing company recorded the deed and sent all the info to Wyndham, it is just a waiting game. As others have said, lately Wyndham has been taking 10-12 weeks, so you probably have another couple months, unfortunately. I would call Wyndham to make sure they have everything and you are in queue (you'll need the contract number, sellers name, and address). If you don't have that info, ask the closing company to do it for you.
