Buying Into Wyndham

Does Wyndham require a minimum night stay booking with points at their resorts? Again, thinking of buying in but with life changes (daughter starting school) not sure I can find time to match all our schedules (wife’s, daughters and mine) to take enough vacations a whole week at a time (I already own a HGVC week), so would like to use Wyndham for a long weekend in a place like Shawnee or the berkshires. Also, how hard are those places to book in the summer for a long weekend?

Lastly, I know there are some sort of transaction fees and housekeeping credits with Wyndham. Anyone mind explaining them to me? Sorry if it’s been asked 1000 times before. Obviously the sales people leave this out and the Wyndham membership guide is actually too big and annoying to try to read on anything but a desktop.

You get 1 housekeeping credit for every 100 points owned. When booking the amount needed would be the same for a weekend as a whole week because they only clean between guests. If you do short stays you will probably use them up and need to purchase more at a cost of 2.25 each. From your situation it may be better for you to rent through an owner and watch ebay and tug for last minute weekends as most summer locations will be booked up in advance. Platinum owners get unlimited housekeeping so they can rent weekends to you for less than the cost of owning.

SO let's say you have 154k points, that's 1540 HK credits. I assume that each unit has their own HK credit requirement? So like a 1br in bonnet creek would require X number of credits for a stay, and if it's more than 1540, you're stuck paying $2.25 a point for the excess? Sounds like a way for Wyndham to nickel and dime their owners to me. One would think MFs, etc is what is supposed to cover the cost of keeping the place running, including the staff salaries.

I’ve never paid hk fee. They let you borrow hk from future use years, but never had a problem. That said, even though I usually only go on weekends, the resorts I go to are more points than average and I get a 3br unit usually.

The Housekeeping Credit system really works against using a Wyndham ownership for multiple stays of less than a full week.
