Maintenance fees st Canterbury are not low; in fact they are quite high
What’s low is the maintenance fee rate
a 2 bedroom Canterbury is 400000 points per week. at $4/1000 points thats $1600/week x52 weeks maintenance fees are $83000 per year
a two bedroom at Fairfield glade is 154000 points. at $7/1000 points thats $1078 /week or only $56000 per year
So I ask which resort has the the higher fees? Its the one with the lower rate. Canterbury
some folks will argue that Wyndham keeps rates low at the newer resorts to help the sales effort... and that as soon as the place is sold out rates will go up.... Thats nonsense
And Jan; development costs and maintenance fees are two different things, one dosent affect the other. just because development costs were low wont keep maintenance fees low... and as ive shown, maintenance fees are not low at canterbury
panama city beach is pretty much the same story...rates are low because points values are high.. 350000 points for a two bedroom puts the actual fees in the same neighborhood at canterbury.. about $1500 a week
Maintenance fee rates are low at the resorts where the points to reserve a unit are high
The strategy to play is to buy the high priced, low rate resorts and use those points to stay at the low priced resorts in the off season And never use high rate points to stay at the resorts that require a large number of points
For example canterbury points used to reserve at Fairfield glade in high season $4/1000 x 126000 = $500 a week; value season and quiet season will be cheaper yet
