After attending a sales pitch with my husband a couple of weeks ago. We clearly decided to rescind (within the 10-day rescission period). We sent letters to both the PO Box and Physical Address via certified and FedEx and after finding this website and doing a lot research... I am so blessed and fortunate to stumble across Tugbbs.:whooopie: Thank you all for shining a light on all of this!!

I would like to gather a few thoughts/suggestions prior to purchasing points via resell. I have the opportunity to purchase 210,000 cwa points for $1,100. The annual MFs is a little over $1,100 as well. Would this be a good deal, or shall I wait as there may be others willing to sell for cheaper than my current offer? It is through a broker agency, as I feel as though this may be the best method in having this transaction run smoothly. I started to do the bidding on ebay, but apparently they have "online gremlins" that make the bidding process difficult and it only agitated me..

I am a looking to purchase anywhere from 200,000-300,000 annual points and have stayed in Wyndham resorts for the past 4 years in Las Vegas, Florida and recently D.C. as gifts.

I know for certain my family will be putting this in to future use! I am not looking to make a profit/investment from this and am strictly looking at this as an investment for me and my family (precious memories). :cheer:

Another question, do you know if RCI with Last Call is something provided to new owners when purchasing resell or is it strictly RCI standard?

I am grateful for any thoughts/ideas you may have as becoming a new CWA owner. Last but not least, please be nice to those who have questions I've come across a few that were not too pleasant. Always treat people how you would like to be treated! Thanks you! :thumbup:

First, congratulations on previously rescinding an overpriced developer-direct purchase :thumbup:.
The resale deal you are considering seems (IMHO) reasonable if transfer fees and broker commission are included within the cost figure you have cited.

RCI membership comes firmly attached to any and every Wyndham ownership / membership, whether acquired developer-direct or resale. Wyndham actually owns RCI, as you may already know. However, not to confuse things, but RCI Points and Wyndham points are not the same "currencies". The annual RCI membership fee is built right into Wyndham "program fees" afaik, not billed separately. RCI membership, no matter how acquired, provides access to RCI's Last Calls, Extra Vacations and / or the option to "exchange" within RCI.

Don't know the size of your family, intended destinations, or vacation durations, but as a rough benchmark reference, the 210k Wyndham points you cite will get you one week in one 2BR unit in many locations. Nightly stays (i.e., for less than a full week) "cost" more points per night than whole week reservations.

Hope some of this is of some help or interest to you. Fwiw, there is a Wyndham-specific forum here on TUG if you have more Wyndham-specific questions. Personally, I haven't owned within Wyndham since around 2009, so I certainly do not claim to have "up to the minute" Wyndham information or knowledge.

Thank you so much!! Yes, the price I mentioned above includes everything. Per the actual statement; commission ($500), resort transfer fee ($299), doc prep & escrow fee ($199), additional proceeds to previous owners (their names listed-$200). It's actually through Timeshare Broker Associates, and they are requesting that I send a money order or cashier's check.

I understand that there are a lot of scams out there and want to ensure that this would be a "legit" transaction. I was able to find two reviews online, but nothing from a buyer's perspective. The sticky's on here are wonderful! We have little ones, so I definitely see using these points for the next 20+ years. :)

My lack of familiarity with the name doesn't mean much, but how / where did you learn of this outfit and this particular listing? Is there a street address, phone number, contact names, or is this entirely a "online" operation? :ponder:

The Wyndham transfer fee of $299 is correct, but I'm curious why the $299 check is not requested to be payable directly to Wyndham. I'm also curious why the buyer is paying a commission, rather than the seller. Look long and hard at all these details before sending a cashier's check to who-knows-who. :shrug:

Good self promotion, but I'm still leery about buyer paying the sales commission. If it's truly "like a typical real estate brokerage" (their words, not mine), that commission would be paid by the seller (not by the buyer). Maybe they are just taking the seller's commission money from transaction proceeds.

Who exactly is their (unidentified) "reputable title company"? Reputable closing company names are well known here on TUG. Is this maybe just "foxes in the henhouse" (i.e., internal "self-closing" operation, with the very same people merely changing caps for different parts of the transaction)? I gotta say, my antennae are now officially up a bit here. Who exactly do they want the requested cashier's check or money order made payable to? :ponder:

Also, seller could have given this CWA contract right back to Wyndham under Wyndham's "Ovation" program --- very quickly, very efficiently and for free.
It's unclear to me why the seller would instead go through the gyrations, delay and uncertainty of dealing with "Timeshare Broker Associates" for a net $200. The unpredictable time frame / delay and uncertainty of finding a willing recipient hardly seems worth the bother for $200. As indicated, my antennae are up.

Last but not least, the address indicated for "Timeshare Broker Associates" is in Tampa, but the phone and fax number area codes are in Orlando. o_O

Maybe it's coincidence (I don't much believe in coincidence), but I found a FL Attorney General investigation / case which resulted in a "Assurance of Voluntary Compliance" settlement, dated 10/22/2012. AG case number L10-3-1016 involved investigation of a timeshare resale business at this exact same address.

The AG had investigated the practices of Vacation Property Resales, Inc., d/b/a BuyATimeshare.com. The (8 page) AVC agreement was signed by Wesley Kogelman, President of Vacation Property Resales, Inc. The business agreed to refund $10,000 to consumers impacted by practices of the Respondent.
The Respondent also agreed to pay $20,000 to the AG for investigative and attorney costs, without any actual admission of having violated the law.

One could speculate that in the aftermath of this AVC, the business may have simply changed its' name (and hopefully its' practices) --- but not its' address.

All I am suggesting is that you look long and hard at each and every detail of the transaction that you are considering with "Timeshare Broker Associates".
I would also suggest initiating "one to one" direct communications with TUG member md8287. It may turn out that the two CWA products are similar and a transfer could result in a "win / win" for both TUG parties --- without unnecessarily lining the pockets of any eBay "timeshare resellers". Just a thought.:shrug:

True, and I appreciate your help! We did correspond privately about the purchase.

Listed below are other entities associated with TBS. I have a good feeling about the info. provided and confirmed that the individual I was corresponding with was a licensed agent within the state. It may be due to Wyndham's "Ovation" program as to the reasoning of why these prices are so low... I'm not 100% certain, but I am a little worried/skeptic as to why individuals are so eager to get out.. I seen many available properties for rent on this site and may just go that route for a while.:cheer:

Aging and changing financial and family circumstances and travel preferences inevitably occur over time; there are always people looking to bail out of timeshares for one reason or another. That fact is certainly not limited to Wyndham contracts or ownerships; it is a virtually universal phenomenon.

There is no question that Wyndham has had some serious (and not yet fully resolved, afaik) computer problems during the past year; presuambly they will get them straightened out sooner or later. Increase in timeshare maintenance fees is a virtual certainty; many advise figuring on a 4-6% increase per year. The "permanency" of the TBS contract you have viewed may be daunting, but "in perpetuity" with Wyndham is relative as long as that "Ovation" door stays open.

To me, the uncertainty of "pure points" contracts is worthy of note. There must first be space available where (and when) you want to travel --- and there are absolutely no guarantees of space availability. You also need sufficient points in hand in order to to make a reservation at all. You mentioned having little ones; school schedules will soon enough also become a factor in your travel plans / availability.

All that said, I think it is very wise to rent first at a few places and / or within different systems to see for yourself whether the commitment (and expense) of timeshare ownership is in fact a comfortable fit for you and your family. You're smart to do your homework before "buying in". Good on 'ya and good luck. :thumbup:

According to mysunbiz.org his business is legit located at 5406 Hoover Blvd. Originally started in 2013. The Owner- Jason Connolly also show holds valid broker license for FL.

This is by no means an endorsement, I live in same area and was curious so I checked state records on them.
