Declining value Marriott Vacation Club weeks

Does anyone have data concerning the declining value of the MVC legacy weeks? It looks to me like there is essentially no real market for these weeks -- regardless of where they are. Is this because of the inability to enroll the weeks in Destinations? Or is it because Marriott is driving the cost down with their own resale packages that include enrollment?

I have continued to see a market for resorts in Hawaii and at Newport Coast. I haven’t followed other resorts, but I suspect that those in high demand areas will continue to have value.

They say that the younger generations like more flexibility, so the DC may hold more appeal to them. However, the entry cost is relatively high. I can still see people buying a resale traditional week and adding a smaller number of points for added flexibility. Marriott has offered a special opportunity several times now to enroll a resale week if you buy a package of points and I wouldn’t be surprised if they continue to do it periodically.

There certainly still is a resale market for Marriott weeks. Especially those in high demand places like Hawaii, Aruba and South Carolina. The resale prices certainly aren't what they were before DC came around, but of course, before DC came around we also had the financial crisis which took a lot of wind out of resale prices. You will still see gold and platinum Orlando weeks selling for a few thousand dollars. So to say it looks like there is no real market, it somewhat mistaken. There are still people willing to buy resale weeks because they are a pretty good bargain compared to DC points.

Let me say right upfront that I am a Fixed Week/Fixed Unit guy but the writing I see on the wall is that Points will continue to be pushed by the big guys;i.e. Marriott, HGVC, Wyndham, etc and will end up dominating the landscape and the faster this happens the more the value of Fixed Weeks will decline...

As stated earlier, some regions have held their value. In Hawaii, Ko Olina and Waiohai resale price has remained steady in the past few years (actually increasing in the last year). And Maui prices are still sky high. Marriott has been aggressive on their ROFR on these properties, raising the price floor. I always peg resale value to just above most recent ROFRs.

Marriott is selling points so all of their marketing efforts are oriented to educating and pushing their points product. That is likely why the OP feels that the weeks product is no longer popular. Popularity is all based on the aura created by MVC. The reality is that since points is based largely on the weeks villas, there is large value in the weeks if you use it. If you are looking to exchange your week, then there is less value than points.

Years ago, I tried to buy a Gold Marriott week (summer in Park City) and lost it to ROFR. I haven't tried to buy Marriott since.

I'm not interested in Hawaii (can't afford it), but might want a Gold or Platinum week somewhere much more affordable. How aggressively is Marriott using ROFR on non-Hawaii weeks?

Anyone know what the minimum buy-in price is?

Yup. 28300 will get you up to 1 ineligible enrolled. I think 30 or so gets you 2 and 50 is up to 5 or 7. Can’t remember exactly
